My commems ~re as follqws: 7'5 C/a~- /--~, C /o,~ ~ ,4-o Signature: Address: Phone #: Reply for the Planning & Zoning Commission Case No.: S-1174R, Coppell Deli PD-133-HC to PD-133-HC-R4-S-1174R Reply from the Magnolia Park Homeowners Association X Reply I am opposed to this plan Based on both a petition and an internet straw poll a majority of the residents of the Magnolia Park Homeowners Association oppose the Coppeil Deli as it is proposed, for the following reasons: While modifications have been made to the Deli plan based on input from the Planning and Zoning Commission and Magnolia Park residents, there are still significant concerns relating to the drive-thru pick-up window lane, the glare from lighting on the property, and the wall between the Deli and the neighborhood. The residents would like to see a full 8' wall, while the plan calls for only one small section to be 8', with most of the wail at 6'. The safety of our neighborhood children, pedestrians and motorists will be endangered by the consumption of alcohol at this restaurant, based on the application for private club zoning. The risks posed by patrons of this private club drinking alcohol are unacceptable, based on the close proximity of elementary and middle schools and a day care center right across the street from this property. The plan for this property also includes a pick-up window car lane. Due to the lack of a north-bound turn lane, vehicles exiting from the property that wish to head north will make U-turns in front of the school and near entrances to Andy Brown Park, further adding to safety concerns. If the serving of alcohol is eliminated from this plan, it may be possible for a majority of Magnolia Park homeowners to support a modified version of this plan.
