To Whom It May Concern:
This letter is in strong opposition of Case #: S-1174R, Coppell Deli PI)-133-HC to PD-
133-HC-R4-S-1174R
I am sure you, by now, have heard from many of our concerned neighbors in the
Magnolia Park Subdivision re: the placement of the Coppell Deli in this location, right in
front of our neighborhood. While we support every business' right to profit and make a
living for the owners and their families, we oppose the selection of this particular piece of
land for the Coppell Deli's second location because of it's plan to sell alcohol and the
overall business plan of this establishment.
Safely: Most of the residents in this 114 home community have small children. Many
already attend Denton Creek School, and many more go each year. We have a 4 year old
that will attend in the Fall of 2003. Though the traffic light surely helps with the
unbearable traffic we are already seeing coming from Lewisville and Flower Mound
continually throughout the day and especially during peak travel times, this WILL be the
main walkway for our children to come to and from school each day, and from after
school activities. Regardless of the initial intent to have people walk UNDER Denton
Tap, using the already-created tunnel next to the creek, I will NOT allow my child to ever
go thru that tunnel - not only is it out of the public eye and ANYONE can be lurking in
it, but the walkways are also continually eroding and are unsafe.
We already have a huge problem with a back-up of vehicles heading south on Denton
Tap in the mornings, and North in the evenings, from cities like Lewisville, Flower
Mound, and Carrollton - this will add to the slow down and back it up further with those
waiting in line just to get offofDenton Tap and into the drive thru lane! These people do
not pay taxes in this city - we do!
We are not comfortable with a sports bar being so close to our elementary and middle
schools either. We know that the Coppell 1SD really considers distance to be 1000 feet,
rather than the 300 feet currently in the law - because our schools are 400 feet from this
location's lot line, what difference does a mere 100 feet make? Picture your house in the
position of those that are posed at the entrance of our neighborhood - would you pay
$400,000 for a house that has a dumpster in your back-yard?
There are also plans by the deli to provide a sports bar atmosphere, and hold live remote
broadcasts from certain sports radio stations. This will increase the need for parking that
will flow into the adjoining shops - and more alarmingly - into our neighborhood. This
will impede emergency vehicles from entering or exiting~ and will also endanger our
children as they play in front of our homes. This is the ONLy,,entranee into our
neighborhood. The last Live Deli Party they held at their current location required
interjection by Coppell Police!
This location was deemed highway commercial - commercial/retail stores do not
continue to operate at such late hours, serve alcohol to it's customer's, and put huge
d~mands on area parking. This restaurant will.
Health Issues: Though health issues may not be an issue to some making this decision
(which I simply can't understand), they are of the utmost concern to those of us who live
here.
Because of the location to the wooded areas surrounding our neighborhood, the
frequency &visits by raccoons, nutria, frogs, and mice has increased. We cannot leave
our garbage cans out the night before pick-up because they will physically knock them
over and tear the contents apart - this poses a health risk.
I have been over to the original site of the Deli - in Old Coppell. The stench from the
parking lot is extremely apparent as soon as you leave your vehicle. We both have past
experience in the restaurant field and know that with this odor, comes mice and rats.
Knowing that this will be a further attractant for the animals and vermin to make their
way to our neighborhood is difficult for the many families that have spent hundreds of
thousands of dollars building their homes here and investing in Coppell and our way of
life.
We have also been witness to several occasions of public urination at other
establishments. Those that have been sitting in a sports bar for several hours are bound to
be not only impaired when they leave (which poses a DUI hazard), but when pushed out
at "bar time," may feel the need to use a near-by building, or our drcle of trees at the
entrance. We, as well as the businesses that neighbor this site, are, logically, strongly
opposed to this!
Overall Q#ality of Life in Magnolia Park: The households here are filled with
professional people and the noise, light, Waffle, smell, trash, etc. all impede our ability to
enjoy our homes and our newly built neighborhood, and make it possible to fulfill our
responsibilities with our companies (to rest when we are not working). It will be
impossible to ga any rest with garbage trucks emptying dumpsters at 3 in the morning,
and having to worry about calling the police continually for violators.
We pay a substantial amount each year in taxes and would like to assume our City will
hear what we are saying and abide by our wishes. We are not unreasonable and have
welcomed all others in this area with open arms, even giving some of them our business.
But this just isn't the correct location for this business.
