RE: Case No. PD-133R4-I-IC-$-l174R~ I)eliman's Grille
Dear Jay:
This letter is to inform you that Case No. S-1174R, Deliman's Grille, zoning change request from PD-133-HC
(Planned Development-133-Highway Commercial) to PD-133R4-HC-S-1174R (Planned Development-133R4-
Highway Commercial, Special Use Permit-l174R), to amend various development standards of the Planned
Development and to allow the construction of an approximate 3,649 square-foot restaurant with a drive-through
pick-up window and private club, to be located along the west side of Denton Tap Road, approximately 204 feet
north of Natches Trace, was recommended for approval by the Coppell Planning and Zoning Commission on
Thursday, October 17, 2002, subject to the following conditions:
I) An 8-foot screening wall along the west and south property lines.
2) Light fixtures have a maximum height of 18 feet.
3) Hours of operation be from 6 a.m. to 10 p.m. seven days per week.
4) Development of the property shall be in accordance with the site plan, floor plan,
landscape plan, and elevations submitted with this application.
5) Architectural review and approval by a small committee of the Planning and
Zoning Commission, prior to the November 12th City Council meeting.
6) Detail drawings of the 8' wall.
7) A notation be made that the drive-through will not include any speaker or
microphone.
8) Shielded hooded lighting be provided on the west building elevation to reduce
glare.
Please note that on Wednesday, October 23ra, at 7 p.m., the applicant will meet in the Planning Department to
review his revised architectural renderings prior to resubmission.
The date scheduled for consideration by the Coppell City Council is Tuesday, November 12, 2002, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City
Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning
and Zoning Commission. Therefore, please revise and/or submit to the Planning Department three folded copies
of all exhibits on or before 12 noon~ Tuesda¥~ October 29ea. Also, please submit one (1) 8 1/2 x 11 paper
reduction of these revisions, along with one j peg, tif or similar electronic file.
