Memo re homeowners' concernsDate: September 10, 2002 To: Coppell 1SD School Superintendent Coppell School Board Coppell City Council Members From: Concerned Magnolia Park Homeowners RE: Proposed Coppell Deli Restaurant We are writing to inform you of plans by the Coppell Deli to build on a plot of land directly across the street from the Denton Creek Middle School. Attached is the Notice of Public Hearing that outlines their request for a Zoning Change. Specifically Coppell Deli is going to build 400 feet from the school on the west side of Denton Tap Rd. The north side of the lot is bordered by Dr. O'Heam's Emergency Center and the south side is bordered by the entryway to the Magnolia Park Subdivision. Coppell Deli is also requesting the right to serve alcohol and operate a drive thru. We understand they will be open from 5am to 10pm seven days a week. They are also planning live satellite/TV broadcast of sporting events. This will also lead to added traffic and parking concerns A majority of homeowners of Magnolia Park are opposed to this plan for the following reasons: 1. Safety of our children, pedestrians and motorist due to the consumption of alcohol at the restaurant. Please note that there is a day care within the same proximity of the restaurant as is the middle and elementary school. 2. Safety of the above constituents due to the use of a drive thru. This drive thru use will be particularly high during the morning when school is starting, As some of you are probably aware, this was the primary reason for rejection by the P&Z Commission when Burger King applied for this site 2 years ago. As a result of the safety concerns we are asking for your support in opposing the Zoning Change request. We are also asking that you show this support by requesting a 1,000- foot prohibition on the sale of alcohol from a public school facility in Coppell. The current city zoning prohibition is 300 feet, however the School Boards of Dallas and Fort Worth have a position 1,000 feet prohibition. Respectfully, Concerned Homeowners of Magnolia Park
