7/2/02 DRC comments City of ¢oppell Development Review Committee Comments Planning Department S-1202- Petroleum Products Storage Gateway Business Park No. 2 Lot 2R, Block C 555 Dividend Drive DRC Date: June 27, 2002 and July 2, 2002 Planning & Zoning Commission Meeting: July 18, 2002 City Council Meeting: August 11, 2002 Sheet A- 101 1. Verify the existing and proposed parking counts, the original approved site plan indicted 420 spaces, and the most recent revision for Brinker, reduced the parking count by 3 spaces therefore, there appears to be a total of 417 parking spaces, with the proposed addition of 32 spaces the total should be 449 spaces. 2. Need to update the site plan to indicate the revisions approved by City Council on March 19, 2002 (copy previously provided to the applicant). 3. Will the location of the proposed canopies impact existing light poles and/or trees? 4. Shade/highlight the location of the canopies to be more easily identifiable on the site plan. Sheet A- 102 1. Minimum landscape island width is 9 feet, 8 foot islands are shown. 2. Need significantly more detail concerning the proposed canopies; color, materials, elevations, etc. and demonstrate their compatibly with the architectural character of the main structure and their compliance with the 80% masonry requirements of the zoning ordinance. It is recommended that a built-up roof, with metal fascia, matching the main structure be used. · Need to provide a color board indicating materials and colors. 3. Correct the spelling of the words stripe, bottom and depth. 4. Remove the details 1 through 4, they are not correct, please consult the City of Coppell Standard Details prior to preparing engineering plans. 5. Revise the General Notes to add the word "fees" to #1, and delete #3, it is not correct. Sheet L- 1 1. Need to add one tree each to the two free standing parking islands. 2. Correct the typo under Non-street perimeter landscaping from "lest" to "least" Sheet A-N.6 1. Reduce size of sheet to 24 x 36 2. Eliminate Site Plan from sheet, the information is in conflict with the site plan on Sheet A- 102. Page 1 of 2 3. Details arc missing from the Generator/Fuel Tank Enclosure Plan, it appears from the other sheets that additional equipment will be contained within this area. Add drawings need to be consistent among all plan sheets. 4. Given this site's visibility from LBJ Freeway/Freeport Parkway and Dividend Drive, significantly more detail is needed as to the design of the Generator/Fuel Tank Enclosure and it's compatibly with thc architectural character of the main structure. Refer to generator enclosure at east end of the building. · Submission of a color board indicating materials and color proposed, including louver and doors is required. 5. All regulations of thc Fire and Building Codes must be complied with. Sheet A-N.7 1. These details do not need submitted for Planning and Zoning Commission and City Council consideration. Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the July 2nd Development Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the July 2nd DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, July 9th to resubmit fourteen (14) folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and JPEG or similar electronic l~les of each exhibit to the Planning Department.
