1. This a Replat and Minor Plat, not a Final Plat
2. Zoning is SF-12, not SF-121.
3. Braewood West zoning is SF-7, not SF-9.
4. Plat indicates Heartz Road as 50 feet of r.o.w., Site Plan shows 42.5 feet. Please
resolve.
5. Is acreage 262,864 (Plat) or 262,863 (Owners Certificate) or 263,029 (Site Plan)
square feet?
6. Please indicate r.o.w, south ofS89'56'58" call.
7. Show all fire lanes and dimension.
8. If fire lane encroaches upon City owned land to the north, then an access agreement
must be obtained.

11. Place volume and page number notations for recording on lower right comer of
document.

Please revise plats, site plans, landscape plans, and building elevations based on
staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the September 5th Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the September
5th DRC meeting. Applicants will be asked to show, explain and defend any
revision. An Engineer for the project or other representative is urged to attend the
meeting.
Applicant will have till noon Tuesday, September l0th to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and
JPEG fflles OR SIMILAR ELECTRONIC FORMAT of each exhibit to the
Planning Department.

tract of land to allow for 1,558 square-feet of expansion to the existing
church facilities and the addition of 24 new parking spaces at 200 S.

Dallas County records indicate that there was a right-of-way dedication in 1985 therefore, Heartz
Road has a 50' right-of-way the entire length of the property. Engineering will be bringing forth
a Right-of-Way Use Agreement to City Council on October 8, 2002 to address the portion of the
church parking area that is within the dedicated area.
