Thank you for the review comments on this project, we are excited aborn the renovation and
addition of SOme badly need office space and parking for the office complex. As you have
indicted in one of your comments our next step is platting the site since this was constructed in
the early 1980, several plannln~ and zoning requirements have changed.

1. Platting will he started as soon as the "Site Plan" approval is obtained.
2. An additional 5 parking spaces are being add along with reconfiguration of the existing
spaces to he in conformance with the ADA requirements on parking.
3. The size of the parallel parking spaces will be at least Ii' x 22' as per City of Coppell
standards.
4. Trees will he added as indicated to conform to the Landscaping requirements,
5. At this time we have no plans on redesigning or rebuilding the existing monument sign,
that at one time was in conformance with the city sign ordinance.
6. All the variances that are listing will be removed and the comment
"The enlargement of the existing non-conforming structure is allowed per Section 20-40-
5.5 of the Zoning Ordinance."
ENGINEERI-NG
1. Adjacent property and streets will he identified on the revised drawing that will be turned
in on Oct. 8~, 2002.
2. A location map will be added.
FIRE PROTECTION
1. A fire lane will be platted and installed along the South and East side of thc existing
building.

BUILDING CODE
1) The new structure will be design under the current building e, odes that the City of Coppell
has adopted.
PARKS DEPARTMENT
1. We will be removing one tree, so a permit will be obtained for this proc, edur~.
