10/3/02 DRC comments City of Coppell Development Review Committee Comments Planning Department Park West Commerce Center, Lot 4, Block Site Plan Amendment 425 Airline Drive DRC Date: September 26,2002 and October 3, 2002 Planning & Zoning Commission Meeting: October 17, 2002 City Council Meeting: November 12, 2002 1. Change labels of all exhibits to reflect Parkwest Commerce Center. 2. Three 4 inch trees preferred to four 3inch trees to replace existing ones. 3. Filtering system must meet or exceed all city, state, and federal clean air guidelines. 4. Dimension length of new wall. 5. Explain what "open storage" is. 6. Specify distance of proposed screening wall from North, South, and West property lines. 7. Submit color board detailing colors, materials, etc. of new wall. 8. We presume the new 17 foot high wall will screen everything within the confines of this wall. 9. CMU is not defined as a masonry material in our Ordinance, please advise that you meet our 80 % masonry standard. 10. With this addition, do you still meet our landscaping requirements? Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the October 3rd Development Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the October 3~. DRC meeting. Applicants will be asked to show, explain and defend any revision. A representative of the project is required to attend the meeting.
