8/1/02 DRC comments City of Coppell Development Review Committee Comments Planning Department S-1198R Assured Self Storage Amended Site Plan Belt Line Road 4100 east of MacArthur DRC Date: July 25, 2002 and August 1, 2002 Planning & Zoning Commission Meeting: August 15, 2002 City Council Meeting: September 10, 2001 Site Plan 1. More clearly delineate the edge of pavement within the project. 2. Provide a dumpster detail and more clearly indicate the dumpster on the site plan, including doors, etc. Will doors opening impede upon adjacent parking space? 3. Indicate what will occur between the buildings-is there a curb separating this from the driveway, is it paved, or is it sodded? 4. More clearly delineate between what is not a parking space and what is a parking space, through striping, or another means, etc. 5. Re-visit the placement of the parallel handicapped parking space; this is placed in an extremely awkward location. 6. The two southernmost loading spaces are placed in awkward locations, please revisit the placement of these spaces. 7. A building height of one-story is indicated, but specify the height in feet. 8. Coordinate location of the proposed monument sign. Currently the sign is shown in two different locations on the site plan and the landscape plan. 9. Include Monument Sign Detail in plan submission. Landscape Plan 10. According to the Interior Landscape requirements, a tree is required to be placed at the end of each row. Please revise the plan accordingly. 11. Eliminate labeling which refers to plantings proposed with the prior plan. 12. More clearly label proposed trees/shrubs; it appears that 148 Big Blue Liriope will be placed around the parking area, when 28 Eleaegnus are actually proposed. 13. Consider Dwarf Burford Hollies as a parking lot screening shrub in lieu of Eleaegnus, as Eleaegnus are higher maintenance shrubs and can grow to an extensive height. 14. Relocate the Bald Cypress tree which is proposed to be placed immediately adjacent to the dumpster screen wall. Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the August 1sx Development Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the August 1sT DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, August 6~h to resubmit fourteen (14) folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and SPEG files OR SIMILAR ELECTRONIC FORMAT of each exhibit to the Planning Department.
