1. If not provided with this first phase of development, prior to future phases, the
property will have to be re-platted to accommodate the relocation and extension of
the fire lanes to State Road.
2. Rectify the differences in the existing and proposed rights-of-way for Sandy Lake
Road on the Site Plan and the Minor Plat, which is correct?
3. Indicate the "new" property line in a darker/thicker line than the "old" or existing
property line.
4. The property is currently zoned "R" retail, not LI, Light Industrial.
5. Delete the flood plain paragraph, but retain the Floodplain Administrator's signature
block.
6. Delete the word "emergency" from the "Fire lane and Emergency Access Easement".
7. Revise the Franchise Utility Signature Block to read: TXU Gas and
Oncor Energy Delivery.
8. Revise the easements to be consistent between the plat and, site plan and the
landscape plan, the site plan indicates utility easements, and the plat water
easements, utility easements are recommended.
9. Add "Lot 1, Block A" to the title block.
10. Revise building setback lines to be in accordance with the R, Retail district
regulations on the site plan.
11. Dimension the right-of-way for Post Oak Drive, and was done for Oakbend Drive

Please revise plats, site plans, landscape plans, and building elevations based on
staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the August 1sr Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the August
1sT DRC meeting. Applicants will be asked to show, explain and defend any
revision. An Engineer for the project or other representative is urged to attend the
meeting.
Applicant will have till noon Tuesday, August 6t~ to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and
JPEG files OR SIMILAR ELECTRONIC FORMAT of each exhibit to the
Planning Department.

the development of an approximately 20,000 square-foot church building,
indicating future expansion phases of approximately 53,250-square feet on
8.65 acres of property located at the southeast corner of Sandy Lake Road
and State Road, at the request of Bill Ward, TGS Architects, Inc.

I. Label the easements for the water meters and vaults as 'Utility' rather than 'Water'.
2. We are evaluating whether or not the temporary construction easement is still needed or if it
can be abandoned. This will be addressed at the August 1~ DRC meeting.
3. An additional utility easement may be needed with the right-of-way dedication. This also will
be addressed at the August 1st DRC meeting.

3. Sidewalk along State and Sandy Lake Roads will not be required at this time however, at note
should be included on the plat indicating that sidewalk may be required in the future at the
discretion of the City Engineer.
