RE: Case: Coppell Bible Fellowship~ Site Plan
Dear Mr. Patterson:
This letter is to inform you that the Coppell Bible Fellowship, Site Plan, to allow the development
of an approximately 20,000 square-foot church building, indicating future expansion phases of
approximately 52,750 square-feet, on 8.2 acres of property located at the southeast comer of Sandy
Lake and State Roads, was recommended for approval by the Coppell Planning and Zoning
Commission on Thursday, August 15, 2002, subject to the following conditions:
1)
Receipt of a signed letter agreement from the church, prior to the
September l0th City Council Meeting, offering to provide an access point
to State Road prior to the completion of the construction of Sandy Lake Road
to a four-lane divided thoroughfare adjacent to this site.
2)
Revise site plan sheet to indicate:
· The location of 135 parking spaces for the first phase of development.
· Proposed six-foot screening wall along the south and east property line
· North arrow and scale
· Verify names and correct locations of the labels of the owner's names
of abutting properties.
3) The City's Landscape Manager's approval of the tree protection plan and
tree removal permit prior to any construction on this site.
The date scheduled for consideration by the Coppell City Council is Tuesday, September 10,
2002, at 7 p.m. A representative for this case must be present at this meeting, which will be held
in Council Chambers at City Hall. Failure to represent this item may result in the denial of this
application. City Council has instructed staffto include in its agenda packets only those items that
accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore,
please revise and/or submit to the Planning Department three folded copies of the Site Plan on or
before 12 noon~ Tuesda.y~ August 27th. Also, please submit one (1) 8 1/2 x 11 paper reduction of
this revision, along with one jpeg, tif or similar electronic file.
