Dear Ms. Roy;
In our previous conversation regarding the Site Plan you asked me to "cloud" the changes
I proposed. I apologize but I would like to change too many things to "cloud" them.
Instead I would like to take this time to lay out most of the changes I am proposing.
There is a great deal of concern about visibility into the site. I also have a concern about
security of the site. To this end I am eliminating the second driveway. I have spoken
with Travis Crump and he has indicated that the second drive is not necessary~
Eliminating this driveway and gate will greatly decrease the visibility into the site as well
as restrict cars from entering the facility when someone opens the gate to leave.
The long building on the East side, Building "B" has to be cut into three pieces so that all
points of the exterior of the building are within 150 feet of a fire lane. There are now
three buildings along the East side.
I can think of no reason why the three buildings along the West side would need to be
20+ feet apart so they have been redesigned with 10 feet of separation.
Buildings A and K have been combined into a single building. This building will offer
climate control units as well as handicap accessible units required by the ADA. The front
facade of the building will remain similar to the approved elevation drawings; however, it
is now longer as it extends across the area that was open driveway.
Buildings E and F have also been combined into a climate control building. This
building will increase the proposed square footage above that approved with the original
Site Plan and as such it will be in Phase two. It is our intention to omit this building at
the present time and to go back to P & Z and City Council for approval at a later date.
The dumpster has been moved from the back of the complex to a point near the exit.
This way everyone will go by the dumpster and it will be much better utilized. In the rear
a majority of the tenants would never see it nor would they know it existed. In addition,
by constructing a masonry screening wall along the rear of the dumpster pad we will
further reduce the visibility of the interior of the facility. I have left an open space around

the parking spaces, gate and dumpster pad to provide an area for landscaping. All of
these changes will also improve the aesthetics of the driveway opening.
I have changed the parking layout eliminating the extra concrete provided behind the
proposed parking and moved the parking spaces. This increases both the number of
parking spaces and the landscape area.
The remaining interior buildings are all similar to what was originally proposed but the
sizes have changed to reflect the available area.
I have not changed to office/manager's quarters. The Owner has a standard
office/manger's quarters which is 31' x 51' without a garage. The owner would like to
use his standard office. The office would have a residential look. I did not change the
office because the elevation drawings had been approved and you expressed a desire to
keep the two-car garage. The only time I have ever put a garage in for a resident
manager was when the complex was going to be operated by the owner and they were
building an apartment for themselves.
I would be happy to discuss these changes with you or your staff and I hope we can
modify the existing Site Plan at a staff level so that we can proceed with Phase One of the
development.
