WHEREAS, DON VALK, is the sole owner of a tract of land situated in the City of Coppell, Dallas County, Texas, and
being out of the SINGLETON THOMPSON SURVEY, ABSTRACT NO. 1493, and being that same tract of land conveyed to
96-Beltline, L.P., by deed recorded in Volume 96185, Page 5501 of the Deed Records of Dallas County, Texas, said
property being more particularly described by metes and bounds os follows:
COMMENCING at a 1/2 inch iron rod found at the intersection of the South line of Belt Line Road, (120'
right-of-way) with the East line of MacArthur Boulevard (110' right-of-way), said point also being the northwest
corner of Valley Ranch Center, an addition to the City of Coppell according to the plat thereof recorded in Volume
88037, Page 1810 of the Map Records of Dallas County, Texas; thence South 85 degrees 42 minutes 35 seconds
East, along the South line of said Belt Line Road, a distance of 4058.43 feet to a 1/2 inch iron rod found for the
northwest corner of said 96-Beltline tract and the POINT OF BEGINNING;
THENCE South 85 degrees 42 minutes 35 seconds East, continuing along the South line of said Belt Line Road, a
distance of 450.00 feet to a 1/2 inch iron rod found for corner;
THENCE South 01 degrees 32 mintues 10 seconds East, a distance of 542.38 feet to a 1/2 inch iron rod with a
plastic cop stamped "DAA" found for comer at the point of curvature of a curve to the right with a radius of 50.00
feet and a central angle of 119 degrees 19 minutes 09 seconds;
THENCE along said curve to the right an arc distance of 104.13 feet and a long chord bearing and distance of South

for the point of compound curvature of a curve to the right having a radius of 565.00 feet and a central angle of

THENCE along said curve to the right on arc distance of 307.08 feet and a long chord bearing and distance of North
11 degrees 08 minutes 2.3 seconds West 303.31 feet to the POINT OF BEGINNING and containing 4.833 acres of land.
NOW; THEREFORE, KNOW ALL MEN BY THESE PRESENTS: THAT DON VALK, does hereby adopt this plat designating the
hereon above described property as LOT 1, BLOCK 1, ASSURED SELF-STORAGE ADDITION an addition to the City of
Coppell, Texas and does hereby dedicate to the City of Coppell in fee simple forever the streets and alleys and all
other fights-of-way shown thereon. The easements shown thereon are hereby dedicated and reserved for the
purposes as indicated. The utility, access and fire lane easements shall be open to the public and private utilities for
each particular use. The maintenance of paving on the utility, access and fire lone easements is the responsibility of
the property owner. No buildings or other improvements or growths, except fences, vegetation, driveways and sidewalks
less than 6 feet in width shall be constructed or placed upon, over or across the easements as shown, except as
permitted by City Ordinances. No improvements which may obstruct the flow of water may be constructed or placed
in drainage easements. Any public utility shall have the fight to remove and keep removed all or parts of the
encroachments allowed above which in any way endanger or interfere with the construction, maintenance or efficiency
of its respective system on the easements, any and all public utilities shall at all times have the full fight of ingress
and egress to or from and upon the said easements for the purpose of constructing, reconstructing, inspecting,
patrolling, maintaining and adding to or removing all or parts of its respective systems without the necessity at any
time of procuring the permission of anyone. Any public utility shall have the right of ingress and egress to private
property for the purpose of reading meters and any maintenance and service resulted or ordinarily performed by that
utility.
