Site Plan
1. "Pop out" and show more clearly the flood plain line.
2. Move dumpster behind building line.
3. Dimension width of approach drives.
4. Correct zoning information:
Creek Bend Estates is zoned SF-12
The Peninsulas is zoned PD-SF-9
Lake Park is zoned PD-SF-7
5. Show distance between centerlines of both drive approaches.
6. With dumpster relocation, insure parking count is accurate.
7. Six foot high solid screening wall required on east side of property.
Exterior Elevations
1. Color board showing samples of all building materials is needed.
2. Specify whether bronze or clear glass is to be used in this building.
3. In general, the monument sign specifications have proven to be not successful in
Coppell. Be prepared to explain why this type of multi-tenant signage is needed.
4. Monument sign can not be internally lighted.
Minor Plat
1. Do not include the minor plat in the Site Plan package, it is a separate agenda item,
and will be reviewed under that heading.
Utility Plan
1. Do not include in Site Plan package, Engineering Dept. only needs a copy.
Landscape Plan
1. With dumpster needing relocation, make sure parking count is accurate (Site Plan
shows 51 spaces, Landscape Plan indicates 50 spaces).
2. Loropetalum not on approved plant palette list, please substitute an approved plant.
3. Wax Myrtle plant count numbers 54, yet note states 50; Lorapetalum plant count
numbers 13, yet note states 43.

Please revise plats, site plans, landscape plans, and building elevations based on
staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the November 7, 2002 Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the November
7, 2002 DRC meeting. Applicants will be asked to show, explain and defend any
revision. A representative of the project is required to attend the meeting.
Applicant will have till noon Tuesday, November 12th to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and
JPEG ~TIF OR SIMILAR ELECTRONIC FORMAT of each exhibit to the
Planning Department.

ITEM:
MacArthur Vista Center, Site Plan, to allow the development of an
approximate 10,048 square-foot office building on 1.409 acres of property
located along the east side of MacArthur Blvd, south of Denton Creek, at
the request of Brent Lovelady, Daniels & Associates Architects.

1. Show the limits of the floodplain.
2. There are some items shown to be in conflict with the proposed sidewalk. Identify these and
indicate whether or not they will be relocated.
3. Remove the contours from the site plan
4. Brick paver/stamped concrete bands are required at the driveways. The sidewalk ADA
ramps must align with the paver bands.
5. Ensure that the 3-foot sidewalk along the side and back of the building meets state ADA
requirements.
6. Indicate the width of the existing sidewalk on the bridge.
7. Provide separate plan sheets for the utility and drainage plans.
8. The water meters/fire vault must be located within the right-of-way or in an easement.
