P&Z approval on 11/21/02COPiSEL£ November 22, 2002 Mr. Alert Hinckley Univest Properties 12201 Merit Drive, Suite 170 Dallas, TX 75251 RE: MacArthur Vista Center~ Lot l~ Block A, Site Plan Dear Mr. Hinckley: This letter is to inform you that the MacArthur Vista Center, Lot 1, Block A, Site Plan, to allow the development of an approximate 10,048 square-foot office building on 1.409 acres of property located along the east side of MacArthur Blvd., south of Denton Creek, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, November 21, 2002, with the following conditions: 1) A solid, minimum six-foot high masonry screening wall being constructed along the east property line of this tract, as required by the Zoning Ordinance. (The Commission indicated support of Council's fencing option.) 2) The monument sign should identify the center itself as opposed to individual tenants. 3) The dumpster enclosure abides by all zoning requirements. The date scheduled for consideration by the Coppell City Council is Tuesday, December 10, 2002, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please revise and submit to the Planning Department three folded copies of the Site Plan on or before 12 noon~ Tuesday, November 26th. Also, please submit one (1) 8 1/2 x 11 paper reduction of this revision, along with one jpeg, tif or similar electronic file.
