Inc., Volume 90005, Page 5422, Deed Records, Dallas County, Texas and being a part of a
tract of land described in Quit Claim Deed to Univest Properties, Inc., recorded in Volume 0000,
Page 0000, Deed Records, Dallas County, Texas and being more particularly described as follows:
BEGINNING at a 1/2 inch iron rod with a yellow plastic cap stamped "DAA" set for corner in the
Northeast line of MacArthur Boulevard, a 110 foot wide public right-of-way and the West line of
Tract 4 of Creek Bend Estates, an Addition to the City of Coppell, Denton County, Texas
according to the Plat thereof recorded in Volume 93144, Page 1.374, Map Records, Dallas County,

THENCE North 30 degrees 08 minutes 36 seconds West, along the Northeast line of said
