CONSILTING EN(; INEER.',< M~MOR~NDU~ TO: FROM: DATE: SUBJECT: City of Coppell Attn: Taryon Bowman, P&Z Coordinator Ginn Inc., City Engineer November 18, 1987 Creek View Addition Final Plat and Construction Plans We have reviewed the above referenced project for conformance to the City of Coppell subdivision ordinance, zoning ordinance, comprehensive floodplain ordinance, and standards and provide the following comments. Final Plat Ail applicable fees and taxes should be paid prior to the Council meeting. Identify and show all monuments or iron pins on plat, either found or set in the field, that are called out in the description. m Common city limit boundary for Coppell/Dallas improperly indicated as Coppell/Carrollton. Clarify the location by bearing and distance where the sanitary sewer easement goes in Block B, between Lot 10 & ll. Need a Drainage Easement on the north side of Bethel Rd. in Block B, between Lot 6 & 7. Need Drainage Easement better defined in Block D, between Lot 6 & 7 (ie., indicate width of esmt. along east side of alley). Existing 20' Sanitary Sewer Easement needs to be clarified as to be abandoned "by the City of Coppell". Add note explaining why easement needs to be shifted east. Homeowners Association needed for maintenance of common areas and median landscaping along Bethel Rd. Submit certified copy of Homeowners Association Agreement to City. Satisfy requirements of the City Comprehensive Floodplain Ordinance regarding final platting. Reference Section C, Standards for Subdivisions, Items 4, 7 and 8, pgs. 34 and 35. All other sections and items of the ordinance shall also apply. Construction Plans Submit street lighting plan, landscape and irrigation plan for medians and common areas, entry monument sign plan (if applicable); all need to be included in final plan sets. Provide Registered Engineer and Architect seal on plans where each is applicable. Need variance for median opening distance from Denton Tap Rd. is only required per subdivision ordinance. on Bethel Rd. since 265' vs. minimum 420' We have only minor revisions/additions needed on the Construction Plans and will address these items to the developers engineer. We will ensure that these revisions/additions are accomodated prior to approval of the Construction Plans and therfore, would not be opposed to Council's consideration of the final plat at this time.
