particularly described by metes and bounds as follows:
COMMENCING at an x-cut in concrete (control monument)found for the southeast
corner of the above described tract being in the existing west right of way line of
Denton Tap Road (variable width);
THENCE NORTH 523.01 feet to an x-cut in concrete found for the northeast corner
of LOT 1, BLOCK A, MAGNOLIA ~1LLAGE, an addition to the City of Coppel/, recorded
in Volume 2001-134, Page 01039, D.R.D.C.T. and the POINT OF BEGINNING;
THENCE WEST, along the north line of said Lot 1, a distance of 260.00 feet fo a
point for the northwest corner of said Lot 1, from which a 5/8 inch iron rod with
o red cap marked 4838 found bears North 74 degrees 28 minutes $9 seconds East,
and said comer being in the east line of a 15 foot alley described by MAGNOLIA
PARK, an addition to the City of Coppell, recorded in Volume 98145, Page 0506,
D.R.D.C.T.;
THENCE NORTH, dong the east line of a said 15 foot alley a distance of 81.92 feet
to a 1/2 inch iron rod found for comer;
THENCE North 64 degrees 57 minutes 59 seconds West, along the east line of a
said 15 foot alley a distance of 49.94 feet to a 1/2 in. ch iron rod with a yellow
cap marked RPLS 3989 set for corner from which a 1/2 inch iron rod found bears
North 64 degrees 57 minutes 59 seconds West, 882.96 feet;
THENCE North 25 degrees 02 minutes 01 seconds East, a distance of 250.00 feet
to a 1/2 inch iron rod with a yellow cap marked RPLS. 3989 set for. comer in the
southwest right of way line of State Highway No. 121 (variable width,) described by
CAUSE No. 96-01415and recorded in Volume 97149, Page 460, D.R.D.C.T.;
THENCE the following calls along said southwest right of way line of State Highway
No. 121:
South 64 degrees 57 minutes 59 seconds East, a distance of 179.59 feet to a
1/2 inch iron rod found for corner;
South 47 degrees 40 minutes 07 seconds East, a distance of 36,29 feet to a
1/2 inch iron rod found for corner;
SOUTH, a distance of 160.00 feet to a point for corner from which a 3' Aluminum
TxDOT Monument found bears South 80 degrees 51 minutes 33 seconds East, 0.27
feet and from said corner a 1/2 inch iron rod found bears South 41 degrees 26
minutes 51 seconds East, 0.31 feet;
South 08 degrees 16 minutes 51 seconds East, a distance of 68.88 feet to an
x-cut in concrete (control monument) found for comer in the existing west right
of way line of Denton Tap Road;
THENCE SOUTH, along said west right of way line of Denton Tap Road a distaoce of
0.97 feet to the POINT OF BEGINNING and containing 72,962 square feet ar' 1.675
acres of land.
