Add the following note: "All construction shall conform with City standards. Civil drawings
should be submitted to Engineering Department for approval and permitting prior to
construction."
Provide a corner clip easement at the northeast corner or the property for sidewalk ramp per
city specifications.
Provide a sight visibility triangle at the intersection in the northeast corner of the property.
Show the proposed utility easement on the west property line.
Add a utility layout to the Site Plan submittal.
Revisit providing the utility easement in the same location as the 10-foot landscape buffer and
the parking stalls.
Eliminate the proposed drive on the north side of ~3,, ,an~ge..Drive.

Site Plan Sheet
1. Indicate proposed use of building (ie- medical office & business professional
office), as well as indicating the breakdown for parking (1/175 & 1/300). Staff
recommends the applicant indicate that Medical Office will occupy a maximum
percentage of the building. This will allow for some flexibility, if more office
actually occupies the premises in the future.
2. Notation regarding proposed monument sign indicates that a 24" high berm will
be constructed to support the proposed 4' high monument sign. Please refer to the
height definition in Section 12-42-1 Definitions- height. It appears that the height
will exceed the allowable 4' ifa berm is constructed.
3. Show existing or proposed drainage easements.
4. Show any proposed parking lot/building lighting.
5. While no preliminary engineering (Conceptual Utility Plan) plans were provided,
it is assumed that Engineering staff may utilize the detailed construction plans
which were submitted to Engineering for review. Please confirm this with
Engineering.
6. Indicate the need for an 8' high dumpster screen wall? Staff is aware that this is
also proposed for Building 1, but is this needed?
Architectural Elevations
7. As designed, the architectural front of the building faces the rear of the site
(towards Wyunpage subdivision). While staff has no objection to the access
po/nts of the building being placed at the rear of the site, the building elevation
visible from Denton Tap appears to be the actual rear of the building, possessing
no entrances or architectural enhancements/detailing. Staff would request that
some articulation be made along this wall. There also appears to be a blank area
along the front wall, which may be an entrance. Staff would also recommend that
this entry be shifted to the south and enhanced with characteristics similar to the
rear entrances. Further, the proposed south entrance may be shifted closer to
Denton Tap Road to provide some additional relief, perhaps wrapping the accents
around the comer.
8. Revise elevations to show material details on the east elevation, as is done for the
west and south elevation.
Landscape Plans
9. Provide a tree survey showing any existing trees, indicating if those that will be
removed and any that will be preserved. (A portion of the Wynnpage entrance
trees are located on the subject site)
10. Prior to final approval by City Council, provide irrigation plans for review by the
City's Landscape Manager.
11. Indicate the dimension of all property lines on landscape plans.
12. Provide a tree within the island adjacent to the proposed dumpster.
13. Perimeter landscape calculations are incorrect with regard to south, west, north,
and east property lines. It appears that the Landscape Architect believed the west
property line to be the north, due to the manner in which the plan is placed on the
sheet. (The north property line doesn't measure 260', but the west property line
does)

Please revise plats, site plans, landscape plans, and building elevations based on
staff recommendations. ShouM applicant disagree with staff comments please
provide reasons' why staff recommendations shouM not be followed when you
attend the February 7tn Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the February
7th DRC meeting. Applicants will be asked to show, explain, and defend any
revision. A representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, February 12a to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and
one JPEG or Powerpoint Slide of each exhibit to the Planning Department.
