P&Z under advisement to 11/21 T H E ¢ I T Y O F C-OPPEL October 1 g, 2002 Mark Wainscott Stirling Wainscott 4815 Keller Springs Addison, TX 75001 RE: Riverview Office Developmenh Lot 1~ Block A~ Site Plan Dear Mark: This letter is to inform you that on October 17, 2002, the Coppell Planning and Zoning Commission voted to hold the Riverview Office Development, Lot 1, Block A, Site Plan, to allow the development of four office buildings totaling 19,800-square feet on 2.17 acres of property located at the southwest comer of Sandy Lake Road and Riverview Drive, under advisement to the November 21st Planning and Zoning Commission meeting. Some concerns regard the following: 1) The entire fire lane needs to be constructed prior to any construction beyond the foundation. 2) A vicinity map needs to be added to the Site Plan. 3) Indicate all existing and proposed easements on the Site Plan. 4) Revise the brick on the screening wall to be Boral-Oxford Red to match the building. 5) Substitute metal gates, painted to match the brick, on the dumpster. 6) Add Dwarf Burford Holly hedges to the parking island adjacent to the row of parking east of the driveway from Sandy Lake Road. 7) Add architectural interest and accent materials (up to 20% of the exterior) such as cast stone, stone veneer and/or contrasting brick color to embellish the windows and the entries into the buildings. For your irfformafion, our next submittal deadline is 12 noon, Monday October 21st. However, you may have until noon, Thursday, October 24th, to submit four sets of your revised plans for further consideration.
