Site Plan
1. The proposed driveway will not be served by a median opening once Sandy Lake is
built to standard.
2. Is this proposed to be a phased development? If so, please designate phasing on the
site plan. Also, the entire fire lane needs to be constructed with the first phase of
development.
3. The dumpster needs to be relocated, it is directly facing the street and in close
proximity to the single family homes.
4. Paving for the parking lot needs to be removed from the required landscape buffer
adjacent to the southern property line.
5. The required 6 foot screening wall needs to be added to all property lines that are
adjacent to single family zoned and development areas.
6. The entire fire lane needs to be delineated and dimensioned on the site plan.
7. Revise the building lines, to be as required by the "R" District, 30' with no front yard
parking, 60' with parking in the front yard, 30 foot side yard adjacent to a street, and
20' rear yard adjacent to residential zoning district.
8. Need to add 8-foot wide brick paver bands 1 foot inside the property line at both
driveways.
Landscape Plan
1. Verify that there are no trees on the property.
2. Need to graphically indicate the areas proposed to fulfill the non-vehicular
landscaping requirement, especially the 50% in the front yard.
3. It is assumed that all landscaped areas will be hydromulched.
4. The paving needs to be removed from the required 10-foot buffer adjacent to the
southern property line.
5. Indicate the required 6-foot screening wall adjacent to the residentially zoned and
developed properties.
6. Correct building lines, and indicate on Landscape Plan
7. Graphically indicate the required landscape buffers, the labels are there, but the lines
are not.

Elevations
1. Need to correct the labeling of the elevations, it appears that the north/south and east
west are reversed.
2. Consider adding accent materials (up to 20% of the exterior) such as stone, to
embellish the entries into the buildings. Window treatments should also be
considered.
3. Need to add elevations of the proposed screening wall and screening devise for the
dumpsters, including gates.
4. Need to add manufacture's specs to building materials on elevations.
5. Need to submit a color board at the October 3, 2002 DRC meeting.

Please revise plats, site plans, landscape plans, and building elevations based on
staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the October 3rd Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the October
3fa. DRC meeting. Applicants will be asked to show, explain and defend any
revision. A representative of the project is required to attend the meeting.
Applicant will have till noon Tuesday, October 8th to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and
JPEG ,TIF OR SIMILAR ELECTRONIC FORMAT of each exhibit to the
Planning Department.

Site Plan
1. FYI - This development will need to be coordinated with the proposed Sandy Lake Road
improvements.
2. Sidewalk will be required along Riverview Drive. Coordinate the walk with the Sandy Lake
Road improvements.
3. FYI - A median opening will not be provided at the driveway onto Sandy Lake Road once
the improvements are complete.
4. The grading plan should be prepared so that no runoff is discharged to Sandy Lake Road.
Utility Plan
1. Label the 8" waterline along the east property line.
2. The water meters must be located within the right-of-way or in an easement.
3. Show existing and/or proposed fire hydrants.
4. Bullhead meters may not be acceptable. Will verify with Public Works prior to the next
DRC meeting.
