WHEREAS, STEVE KIMBREL, is the owner of a tract of land situated in the W. Perry Survey, Abstract No. 1152 in
the City of Coppell, Dallas County, Texas and being a part of a called 25.006 acre tract of land described in Deed to
Johnny J. E. Thompson, Adrian F. Moore and Steve Kimbrel, and recorded in Volume 90033, Page 269 of the Deed
Records of Dallas County, Texas and being more particularly described as follows:
BEGINNING at a %" iron rod with a yellow plastic cap stamped "ABA" found for comer in the south line of Sandy
Lake Road (a vadable width right-of-way), at the northwest comer of said 25.006 acre tract, said point being in a
non-tangent curve to the left running in an eastedy direction and having a ceabal angle of 03° 18' 16" a radius of 1106.96
feet and a chord bearing of S. 77° 20' 47" E.;
THENCE along said curve, and along said south line of Sandy Lake Road, 63.84 feet to a ½" iron rod with a yellow
plastic cap stamped "ABA" found for comer, said point in a non-tangent curve to the left running in an eastedy direction

03' 55" a radius of 40.00 feet and a cord beadng of N. 45° 15' 02" W.;
THENCE along said curve, and along said north line of Riverview Estates, 62.18 feet to the end of said curve, a ½
"iron rod with a yellow plastic cap stamped "DAA" set for comer, said point being on the east line of Lot 11, Block "E" of
Eagle Point Village at Riverchase, an addition to the City of Coppell as recorded in Volume 93055, Page 43, Map
Records, Dallas County, Texas;
THENCE N. 00° 43' 05" W., 198.31 feet along the said east line of Eagle Point Village at Rivemhase to the Point
of Beginning and containing 2.174 acres (94,713 square feet) of land.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT, STEVE KIMBREL, does here~3y adopt this plat designating the hereinabeve described property as a MINOR
PLAT OF RIVERVIEW OFFICE DEVELOPMENT, an addition to the City of Coppell, Texas and does hereby dedicate to
the public use forever, the streets, alleys and easements shown thereon. The easements shown hereon are hereby
reserved for the purpose as indicated. No buildings, fences, trees, shrubs or other improvements or growths shall be
constructed or placed upon, over or across the "Utility Easements" as shown. Said "Utility Easements" being hereby
reserved for the mutual use and accommodation of all public utilities desidng to use or using same. All and any public
utility shall have the dght to remove and keep removed all or parts of any buildings, fences, trees, shrubs or other
improvements or growths which may in any way endanger or interfere with the construction, maintenance or efficiency of
its respective system on the "Utility Easements" and all public utilities shall at all times have the full dght of ingress and
egress to or from and upon the said "Utility Easements" for the purpose of constructing, reconstructing, inspecting,
patrolling, maintaining and adding to or removing from all or part of its respective system without the necessity at any time
of procuring the permission of anyone.
