BASIS OF BEARINGS for this survey is the monumented most
westerly west line of Oakbend Addition, an addition to the
City of Coppell according to the plat thereof recorded in
Volume 91059, Page 1427, Map Records, Dallas County, Texas.
Subject Property lies within ZONE X, areas determined to be
outside the 500-year floodplain, according to the Federal
Emergency Management Agency Flood Insurance Rote Mop for
Dallas County, Texas and Incorporated Areas, Corrmunity Panel
Number 48113C0135 J, doted August 23, 2001.
The description given in the Texas, Power & Light Company
easement recorded in Volume 3555, Page 210, Deed Records,
Dallas County, Texas, is too ambiguous to locate on the
subject property. It is a blanket easement for a
distribution line with no more than 2 poles and 2 guys.
The description given in the Brazos Electric Power
Cooperative, Inc. easement recorded in Volume 4922, Page
568, Deed Records, Dallas County, Texas, is too ambiguous to
locate on the subject property· It is an easement for o
distribution line with a pole and guys.
Public sidewalks along Sandy Lake Road and State Road will
not be required at time of platting, but may be required in
the future at the discretion of the City Engineer.
In the future, at such time as a water line is installed in
State Rood, the owner will be required to connect his
internal water system onto the new line. The connection is
to be completed per City of Coppell standards.

WHEREAS, Coppell Bible Fellowship, is the owner of an 8.6504
acre tract of land in situated in the Jesse Moore Survey,
Abstract No. 968, in the City of Coppell, Dallas County,
Texas, according to the deed recorded in Volume 2000151,
Page 7648, Deed Records, Dallas County, Texas (DRDCT), said
tract being more particularly described as follows:
BEGINNING at a 1/2" iron rod with an NDM plastic cap found
for corner at the intersection of the south line of Sandy
Lake Road (variable width right-of-way) with the east line
of State Road (called 70 ft. right-of-way);
THENCE N 89'00'27" E, along the south line of said Sandy
Lake Road, a distance of 486.93 feet to a 1/2" iron rod with
plastic cap stamped NDM found for corner, said iron rod
being the most northerly northwest corner of the right-of-
way dedication as shown on the plat of Oakbend Addition, an
addition to the City of Coppell, as recorded in Volume
91059, Page 1427, Map Records, Dallas County, Texas;
THENCE S 00'17'26" E, departing said south line and along
the west line of said Oakbend Addition a distance of 758.72
feet to a 1/2" iron rod found at the point of curvature of a
non-tangent curve to the right curve having a central angle
of 89'27'56", a radius of 40.00 feet, a tangent length of
39.65 feet, and a chord bearing of S 44"25'51" W - 56.30
feet;
THENCE, continuing with said curve to the right, an arc
distance of 62.46 feet to a 1/2" iron rod found in the north
line of said Oakbend Addition;
THENCE S 89'09'49" W, along said north line, a distance of
445.42 feet to a 1/2" iron rod found in the east line of the
aforementioned State Road;
THENCE N 00'34'35" W, along said east line, a distance of
776.99 feet to the POINT OF BEGINNING and containing 8.6504
acres or 576,810 square feet of land, more or less.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT, COPPELL BIBLE FELLOWSHIP, does hereby adopt this plat
designating the herein described property as LOT 1, BLOCK A,
COPPELL BIBLE FELLOWSHIP ADDITION, an addition to the City
of Coppell, Texas, and does hereby dedicate to the public
use forever the streets and alleys shown hereon and does
hereby reserve the easement strips shown on this plat for
the mutual use and accommodation of garbage collection
agencies and all public utilities desiring to use or using
same. Any public utility shall have the full right to remove
and keep removed all or part of any buildings, fences,
shrubs or other improvements or growths which in any way
endanger or interfere with the construction, maintenance or
efficiency of its respective system on any of these easement
strips, and any public utility shall at all times have the
right of ingress and egress to and from and upon the said
easements strips for the purpose of constructing,
reconstructing, inspecting or patrolling their respective
systems, without the necessity at any time of procuring the
permission of anyone.
