portion of Lot 1~ and all of Lot 3~ Block A~ and a Minor Plat of 2.314 acres of
unplatted property.
Dear Mr. Stmley:
This letter is to inform you that the Duke-Freeport Addition, Lots 31L 3R-X1 and 3R-X2.
Block A, a Replat of a portion of Lot 1, and all of Lot 3, Block A, and a Minor Plat of 2.314
acres of unplatted property, to allow the construction of an approximate 1,101,500 square-
foot building on approximately 55.07 acres of property located at the southeast comer of
Freeport Parkway and Ruby Road, was recommended for approval by the Coppell Planning
and Zoning Commission on Thursday, December 19, 2002, subject to the following
conditions:
1) All work on this site to be coordinated with the Ruby Road project.
2)
Submission of a written agreement between this property and the property to
the south (Freeport IX), acknowledging the joint use of the fire line between
these two properties.
3) Submission of an easement, by separate instrument, to connect the 24' fire
lane to the properly to the south.
4) Correction of the lot number in the City Secretary's signature block.
The date scheduled for consideration by the Coppell City Council is Tuesday, January 14,
2003, at 7 p.m. A representative for this case must be present at this meeting, which will
be held in Council Chambers at City Hail. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda packets
only those items that accumtely reflect conditions as recommended by the Planning and
Zoning Commission. Therefore, please revise and/or submit to the Planning Departznent
three folded copies of the Replat on or before 12 noon~ Tuesday~ December 31st. Also,
please submit one (1) 8 1/2 x 11 paper reduction of revisions, along with one jpeg, tif or
similar electronic file.
