Remarks:
Please revise plats, site plans, landscape plans, and building elevations
based on staff recommendations. Should applicant disagree with staff
comments please provide reasons why staff recommendations should not
be followed when you attend the January 2, 2003 Development Review
Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the
January 2, 2003 DRC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to
attend the meeting.
Applicant will have till noon Tuesday, January 7th to resubmit twelve (12)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11)
and JPEG , TIF OR SIMILAR ELECTRONIC FORMAT of each exhibit to the
Planning Department.

Comments
1. It is not necessary to resubmit sheet
A2.1A.
2. Revise sheet A2.2SA to show the
originally approved location for the
Monument Sign on the south end of
Northpoint, indicating that it is being
relocated to the corner of Royal &
Northpoint Drive.
3. Indicate the original acreage of the PD
and the revised acreage when both
parcels A & B are included.
4. Provide a revised Monument Sign table,
as was shown with the original PD
submittal. Please note that the monument
sign regulations have changed since the
original submission, allowing for additional
monument signs and business park signs.
See Section 12-29-4.2 of the Zoning
Ordinance for specific information.
5. The proposed entry signs must comply
with the monument signs standards
regarding illumination, which prohibits
backlit channel letters. These signs must
be illuminated by an external source
(ie-ground mounted spotlights, etc.)
6. Staff would also note that the original
proposed entry signs measured 10' high x
6' wide, for a total of 60-sq. ft., while the
proposed new entry signs are proposed to
measure 195 sq. ft. -a significant increase.
Based on the Zoning Ordinance and
comparison to similar projects, the
proposed size is excessive. Staff
recommends the applicant reduce the size
of the entry signs by at least 30-40
square-feet. If necessary, provide sign
details and calculations on a separate
sheet.
