Remarks:
Please revise plats, site plans, landscape plans, and building elevations based
on staff recommendations. Should applicant disagree with staff comments
please provide reasons why staff recommendations should not be followed
when you attend the February 6, 2003 Development Review Committee (DRC)
meeting.
Each applicant will bring two new sets of revised plats and plans to the
February 6, 2003 DRC meeting. Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend the
meeting.
Applicant will have till noon Tuesday, February 11th to resubmit twelve (12)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and
JPEG ,TIF OR SIMILAR ELECTRONIC FORMAT of each exhibit to the
Planning Department.

Site Plan Acceptable
Site Plan:
1. An 8-foot brick paver/stamped concrete band is
required in the driveway onto Denton Tap Road. The
sidewalk ADA ramps must align with the paver band.
This may necessitate additional sidewalks easements.
2. Correct the spelling of Natches Trace Drive on both
the site plans and the preliminary utility sheet.
3. Show the existing medians on Natches Trace Drive
and Denton Tap Road.
4. Indicate that the sidewalk width along Denton Tap is
5-foot and 4-foot along Natches Trace.
5. Indicate the turning radii of the driveway onto Denton
Tap Road.
6. The plans show two traffic signal poles in the
northwest corner of the property. Verify that this is
correct.
7. The monument sign cannot be located within the
visibility easement.
8. Verity that the drive approach onto Denton Tap Road
will comply with the city's construction specifications in
terms of drainage and grades.
Utility Plan:
1, is the 'Q' in drainage area SS-B 9.62 cfs or 9.75 cfs
as shown in the table?
2. Show the location of the Fire Department
Connection.
3. The stormwater drainage system should extend to
the creek. Show the hike and bike trail in reference to
the proposed RCP.

1. Zoning districts adjacent to the property need to be
added.
2. Need to add vicinity map.
3. Include the dimensions of the boundaries of the
property.
4. Adjoining streets including existing rights-of-way and
median openings need to be shown.
5. Show all existing and proposed drainage and utility
easements.
6. Topography with contour intervals of five (5) feet or
less is required.
7. Need to show finished floor elevations for the
building.
8. Add the front setback line lines which are 60 feet on
both Denton Tap and Natches Trace
9. On a tract less than two acres in size, the monument
sign can be a maximum of 40 square feet and four feet
in height, the monument sign needs to be revised
accordingly.
10. The monument sign also needs to be setback a
minimum of 15 feet from all street rights-of-way, it
appears that it is only setback 10 feet from Natches
Trace.
12. Need to dimension the height of the existing stone
wall.

Natches Trace being located directly across the
driveway approach. Given the limitations of the site,
would the operational aspects of this user negate the
need for a dumpster or is there another, less visable
location for this dumpster?
Landscape Plan
1. Add dimensions to Landscape Plan.
2, Assure that the landscape islands are a minimum 9
feet in width and a minimum of 150 square feet in size.
3. A trees are required in the island located to the east
of the Denton Tap Road driveway, adjacent to the single
parking space, and in the island next to the dumpster.
4. Along Denton Tap Road, are the two existing trees
within the subject property, or within the public
right-of-way? If not within the subject property, then one
additional perimeter tree will be required.
5. Although not a requirement, "seasonal color" would
be appropriate in the triangular grassed area in front of
the building.
6. Per the "Letter of Commitment for Landscaping
Credits", executed by the City in 2000, 9,143 square feet
of landscape credit is available for this tract of land, For

Elevations

district. It appears that the accent materials exceed the
20% threshold. Note that CMU is not considered a
masonry material.
2. Specify the exact materials and colors on the
elevation sheet.
3. Specify the total square footage of the proposed
attached sign. Note that the raceway, if used, will match
the color of the material on which it is mounted.
4. Need to submit a color board, no later than February
6, 2002, color renderings would be helpful in
determining the design of the building.
