City ltr. re wall/dormers T H E · C I T Y - O F COPPELL April 17~ 2003 Mr. Fred Donaldson Project Manager Tri-Star Construction 220 Elm Street, Suite 100 Lewisville, TX 75057 Re: Dr. Angiers' Office Project (Belt Line Road) Dear Fred: I have further researched the possibility of placing a fence/wall between Dr. Angier's Office development and the Blooming Colors nursery to the west. According to the recorded plat, a 15' wide Hike & Bike Trail easement exists immediately adjacent to the west property line of Dr. Angler's property. The City plans to construct this trail within the easement and will need all 15' for the trail, particularly because of the close proximity of the building to the easement. The Coppell Leisure Services Department will allow the fence/wall between the properties only if it is constructed completely out of the easement. Therefore, it is likely that the fence/wall would have to be shifted further west onto the Blooming Colors property. The proposed Superior Concrete Product, which would be utilized if a fence/wall were constructed, has been deemed permissible by the City's Building Official. Additionally, there is no objection to the discussed minor modifications to the dormers on Dr. Angler's facility and windows on Dr. Schlichtemeier's facility.
