P&Z approval ltr. 12/23/02December 23, 2002 COPiSELE Mr. Brian Straley Duke Realty Corporation 5495 Beltline Road, Suite 360 Dallas, TX 75254 RE: Case No. PD-186R5~ Duke-Freeport Dear Mr. Straley: This letter is to inform you that Case No. PD-186R5, Duke-Freeport, zoning change request from PD-186R2 to PD-186R5, to attach a Detail Site Plan to Tract 1 to allow the construction of an approximate 1,101,500 square-foot building on approximately 55.07 acres of property located at the southeast comer of Freeport Parkway and Ruby Road, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, December 19, 2002, subject to the following conditions: 1) Revise the row of parking along Ruby Road that currently has 16 spaces to 15. 2) Revise the Data Table to reflect the acreage of the entire Tract 1, which is 55.071 acres, which reflects inclusion of the two landscaped X-lots (out-lots) along Freeport Parkway. 3) The owner/applicant will be responsible for the cost of the signs required on Ruby Road to prevent truck traffic from using Coppell Road. 4) Along the east property line: no Eastern Red Cedars shall be removed, the trees shall be pruned and cleaned up, and the scrub and vines need to be cleaned. 5) Change monument signage to a total footage of 120-square feet on two signs. 6) Review with staff a new color scheme, which includes darker colors to break up the expanse of the exterior elevations. The date scheduled for consideration by the Coppell City Council is Tuesday, January 14, 2003, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please revise and/or submit to the Planning Department three folded copies of all exhibits on or before 12 noon~ Tuesday~ December 31st. Also, please submit one (1) 8 1/2 x 11 paper reduction of revisions, along with one jpeg, tif or similar electronic file.
