1. All work will need to be coordinated with the
Ruby Road project.
2. Sheet C2.0 shows two fire hydrants
connected to the private fireline for the property
to the south. Services for these hydrants will
need to come from the fireline for this site.
3. Where the new firelane connects with the
existing firelane to the south, the site plan
shows a 24' firelane while the plat shows a 30'
firelane easement. Is this intended?
4. To encourage truck traffic to use Freeport
Parkway rather than Coppell Road, remove all
but one driveway along Ruby Road and locate
it approximately 250' east of the firelane
turn-around.

SITE PLAN
1. Need to indicate graphically, and include in

phase (Container Store) occupancy.
2. Need to verify percentage of lot coverage,
staff calculates the footprint (deleting the
second story office) to be 1,063,500 divided by
2,159,080 = 49.2%. If this is in error, and lot

coverage is 51%, then this needs to be stated
as a requested variance to the LI district which
permits a maximum of 50% lot coverage.
3. Need to state maximum number of
employees per maximum working shift for this
first phase of development to assure that
adequate parking will be available for this
phase as well as future phases.
4. Need to make sure that all required parking
islands meet minimum size requirements.
5. It is recommended that only driveway be
permitted on Ruby Road and adequate signage
be installed to funnel the traffic towards
Freeport Parkway and prohibit traffic
(especially trucks) to Coppell Road.
6. Correct the Zoning in the Site Data

7. Define the areas south of the building, are
they future parking, outside storage or staging
areas? Additional screening may be required
from Coppell Road- see Landscape

8. Will the generator have an above ground fuel
storage tank? If so, it needs to be stated on
the site plan.
9. A note needs to be added to the site plan
that indicates that the height of the screening
walt will exceed the height of the generator.
10. Per Article 33 of the Zoning Ordinance, all
dumpsters, mechanical equipment and loading
areas need to be screened. Need to
demonstrate how the view of these will be
obscured through the provision of berming and
landscaping especially adjacent to Ruby Road
and Freeport Parkway.

2. Eastern Red Cedars are proposed to be
planted less than 10 foot on center, these
trees have a 20-to 30 foot spread, therefore it
minimum spacing of twenty feet should be
observed. Depending on the use defined for
the unlabeled areas (see Comment #7 above,
under Site Plan) should a similar screening be
placed along the eastern portion of these
areas?

ELEVATIONS
1. Need to add elevations of proposed
screening walls and dumpster enclosures.
2. Per most recent revision to this PD, two
signs were permitted on this lot, a 72 square
foot entry sign and a 60 square foot building
sign. This request is for a 120 square foot
building sign. The largest monument sign
permitted in the zoning ordinance is 60 square
feet, and no monument signs for buildings have
been approved which exceed that square
footage.
3. Submit a Color Board on or before the
December 5, 2002 DRC Meeting, color
renderings would be helpful.
