NOTICE OF PUBLIC HEARING
The Planning and Zoning Commission of the City of Coppell will hold a public hearing on
Thursday, the 19th day of December, 2002, at 6:30 p.m., in the Coppell Town Center City Council
Chambers for consideration o£ Case No. PD-186R5, Duke-Freeport~ zoning change request from
PD-186R2 (Planned Development-186R2) to PD-186R5 (Planned Development-186R5) to
attach a Detail Site Plan to Tract 1, to allow the construction of an approximate 1,101,500
square-foot building on approximately 55.07 acres of'property located at the southeast comer of
Freeport Parkway and Ruby Road, at the request o£ Duke Realty Corporation. All interested
citizens of the City of Coppell and other parties of interest are invited to attend this public hearing
and participate in the same. Any citizen of the City or other party of interest may also express his or
her opinion concerning this request by letter addressed to the City of Coppell Planning Department,
255 Parkway Boulevard, Coppell, TX 75019.

I strongly oppose Case No PD-186R5, Duke-Freeport. As a homeowner at
503 Hawken Dr., you can see by the enclosed pictures taken in my driveway
that the huge warehouse will be right next to my property.
I lived in Southlake for 13 years, and built this Ryland Home a year ago. I
had hoped to escape the "high density" growth of Southlake, yet now find I
built a home right next to a huge warehouse district. In addition, within the
last month, all the nice, full trees lining Ruby Road were cut-down, and the
trees and brush that blocked the warehouse view from my backyard were
also cut-down for road repairs.
For years, I have heard people from Coppell talk about "not wanting to be
like Southlake." Well, I can assure you --- you are not Southlake. Yes,
they have lots of retail and excellent dining, while Coppell is building huge,
ugly warehouses with massive trucks moving around at all hours of the day.
You should be proud !
You are going to approve this project, that is for sure. I just ask you to come
to the back of the houses on Hawken Drive, and see if the view of the
warehouses is something each of you would like to have in your backyard.
Then just maybe, you'll force Duke Realty Corporation to plant many
LARGE, NICE trees and bushes to block the "ugliness" you are forcing the
homeowners on Hawken Drive to endure. A few berms or other types of
landscaping would also be nice.
Congratulations To The Planning And Zoning Department and The City
Council: You have succeeded in NOT becoming the next Hwy. 1709 in
Southlake. Instead, you are becoming the next Industrial Boulevard in
Dallas !
