Approval is recommended, subject to the following conditions:
1) The property shall remain in accordance with the existing site plan and floor plan.
2) There shall be no changes to the existing exterior signage.
3) The hours of operation shall not exceed 10:30 a.m. to 9:00 p.m., Monday through
Saturday and 5 to 10 p.m. on Sunday.

HISTORY:
Special Use Permit-1006 was established in 1987 to allow for
Anna's Mexican Restaurant to occupy a 1,200 square-foot lease
space in Braewood Center. In 1991 this SUP was amended to allow
for an expansion for a total ora 2,750 square foot restaurant.

TRANSPORTATION: Denton Tap Road is a six-lane divided roadway, within 120' of
right-of-way.
SURROUNDING LAND USE & ZONING:
North- Shopping Center; C (Commercial) zoning
South - C.I.S.D. Office; C (Commercial) zoning
East - Single Family; SF-7 (Single Family-7) zoning
West - undeveloped; C (Commercial) zoning
COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
mixed uses.
DISCUSSION:
As discussed in the HISTORY section, this restaurant has been in operation
for over 16 years at this location. An expansion was approved in 1991. This
request is to allow for the inclusion of a private club within this restaurant.
There will not be any internal or external changes. The seating and kitchen
facilities will remain as they are currently, as will the signage. Finally, the
hours of operation will also remain as 10:30 a.m. to 9:00 p.m., Monday
through Saturday and 5 to 10 p.m. on Sunday.
Assuming compliance with all the State regulations, staff is in support of
this request.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends APPROVAL of S-1006R2, Anna's Mexican Restaurant to allow for a
private club subject to:
1. The property shall remain in accordance with the existing site plan and floor plan.
2. There shall be no changes to the existing exterior signage.
3. The hours of operation shall not exceed 10:30 a.m. to 9:00 p.m., Monday through
Saturday and 5 to 10 p.m. on Sunday.
ALTERNATIVES: 1) Recommend approval of the request.
2) Recommend disapproval of the request
3) Recommend modification of the request
4) Take under advisement for reconsideration at a later date.
