1. Provide a visibility easement (corner clip) at the
intersection of Denton Tap and Natches Trace.
2. Show the existing storm sewer and easement in the
southeast corner of the property.
3. Provide a legal description of the existing 20' sanitary
sewer easement that runs along the back of the
property. It appears to have been dedicated by seperate
instrument.
This plat is unacceptable.
1. Minimum inside radius for fire lanes is 30 feet.
Minimum outside radius is 54 feet.
2. Include curve data on plat.

1. Revise Title Block to read "Minor" Plat instead of
Preliminary Plat.
2. Revise Title Block to read "Lot 1, Block A" instead of
Block A, Lot 1.
3. Eliminate zoning designation labels on all
surrounding properties.
4. Revise metes and bounds description of the property
to accurately reflect the subject lot. As stated, the
east property line is incorrectly noted as 675.76 feet and
the acreage reads 4.172 acres.
5 Show medians and median openings within Denton
Tap Road.
6. Indicate the property owner of the parcel immediately
south of the subject site.
7. Revise graphic representation of the plat to focus in
on Lot 1 by reducing the scale and shifting Lot 1 to
the center of the plat, then showing the immediate
surrounding properties only. ~nclude the property to
the south and southeast and eliminate properties
shown along Vista Ridge Blvd. (which is S.H. 121).
8. Revise Franchise Utility Signature Block to read
Oncor Energy Delivery/TXU Gas instead of just Oncor.
9. Revise Franchise Utility Signature Block to read
Comcast instead of AT&T Broadband.
10. Provide a place near the lower right hand corner of
the plat to indicate the recorded the Volume & Page
#.
