Include a 10' utility easement along the Royal Lane and Northpoint Drive frontages of Lot 1C. 2. Other easements may be required when replatting this property for future development. 3. On the signature page, the notary is listed as being from McLean County, Illinois. Is this correct? 1. Need to make the lot line between Lots lC and 1BR "thicker and darker" to differentiate the lot lines from the easement lines. 2. The Final Plat for the Hager Containers Addition indicates 15' utility easements along the east and southern property lines and a 5' utility easement along Royal Lane that are not indicated on this replat. If they do not contain utilities then they can be abandoned via this plat but must be noted as such. The fire lane that was on the Hager Containers Addition Final Plat was abandoned by separate Ordinance. 3. Add a note to the Plat stating that prior to the development of this property, this property shall be replatted. 4. Rectify the inconsistencies between the lot area in the Data Table and the Legal Description. 5. The Title block should reflect: Being a replat of Lot lB, Block A of the Amberpoint Business Park of Coppell, and part of the Hager Containers and Freeport North into Lots IBR and Lot lC, Block A of the Amberpoint Business Park of Coppell. 6. Verify the Owner Certificate and the Notary Public signature blocks are correct, is the State of Illinois, county of McLean correct with a Arizona corporation? 7.
