Please revise all plans and plat(s) based on staff recommendations.
Should applicant disagree with staff comments please provide reasons
why staff recommendations should not be followed when you attend the
June 5, 2003 Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plans and plats to the
June 5, 2003 DRC meeting. Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend the
meeting.
Applicant will have till noon June 10th to submit three (3) reduced paper
copies (8 1/2 X 11 ) and JPEG, TIF OR SIMILAR ELECTRONIC FORMAT
of each exhibit to the Planning Department.

requirements
1. All water meters and fire vaults must be within the
right-of-way or within a dedicated utility easement. The
current utility configuration shows this however, the
looped fire line is connected to the private fire line for
Freeport North, Lot 1, Block 2. The fire line will need to
be looped to another water line. This may create a need
for additional utility easements.
2. There is a 15' setback line shown on the plat along
S.H. 121. Is this an easement of some type? Define
and label.
3. Verity with TxDOT that additional easements are not
required along S.H. 121.
4. While the construction of sidewalks are not required
at this time, easements for future ADA ramps may need
to be dedicated at this time.

1. Driveways and any additional easements along the S.H. 121 frontage road will need to be verified and
approved by TxDOT.
2. Preliminary utilities have not been finalized. This may necessitate the need for additional easements
and a delay in filing the plat. A letter from the engineer has been received acknowledging these issues.
