CC ltr. re approval on 8/12/03COPFELL August 13, 2003 The Cirrus Group 1700 Pacific Avenue, Suite 2730 Dallas, TX 75201 RE: Sandy Lake Plaza Medical Building~ Lot 1~ Block IT Site Plan To Whom It May Concern: This letter is to inform you that the Sandy Lake Plaza Medical Building, Lot 1, Block 1, Site Plan, to allow the development of a 30,000 square-foot medical office building on approximately 2.75 acres of property located at the northwest comer of Sandy Lake and Moore Roads, was approved by the Coppell City Council on Tuesday, August 12, 2003, subject to the following condition: 1) Upon waving the requirement for the screening wall along the western property line, as permitted in Section 12-33.1(8) of the Zoning Ordinance, City Council has allowed for the preservation of the existing tree line. This tree line shall be augmented by Wax Myrtle and Red Bud trees, especially adjacent to the proposed building. Per Section 12-34-8(C) of the Zoning Ordinance, a three-foot tall hedge shall be required in the perimeter landscape area, adjacent to the parking lot.
