RE: Sandy Lake Plaza Medical Building~ Lot IT Block 1~ Site Plan
To Whom It May Concern:
This letter is to inform you that the Sandy Lake Plaza Medical Building, Lot 1, Block 1, Site Plan, to allow
the development of a 30,000 square-foot medical office building on approximately 2.75 acres of property
located at the northwest comer of Sandy Lake and Moore Roads, was recommended for approval by the
Coppell Planning and Zoning Commission on Thursday, July 17, 2003, subject to the following conditions:
l)
City Council waving the requirement for the screening wall along the western property line,
as permitted in Section 12-33.1(8) of the Zoning Ordinance, thus allowing for the
preservation of the existing tree line. This tree line shall be augmented by Wax Myrtle
trees, especially adjacent to the proposed building. Per Section 12-34-8(C) of the Zoning
Ordinance, a three-foot tall hedge shall be required in the perimeter landscape area,
adjacent to the parking lot, if the 6-foot wall is not constructed.
In the event the wall is required (waiver not being granted), ornamental trees, totaling a
minimum of 39-caliper inches, shall be planted along the western property line. These trees
shall be a mixture of Wax Myrtle (evergreen) and Red Bud (deciduous).
2) Confirmation the brick used on the screening walls will match that of the main building.
3) Specification of the color of the metal gates on the dumpster.
4) Correction of the zoning to the north of the property from MF-2 to C.
The date scheduled for consideration by the Coppell City Council is Tuesday, August 12, 2003, at 7 p.m.
A representative for this case must be present at this meeting, which will be held in Council Chambers at
City Hall. Failure to represent this item may result in the denial of this application. City Council has
instructed staff to include in its agenda packets only those items that accurately reflect conditions as
recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning
Department three (3) folded copies of all exhibits on or before 12 noon~ Wednesda% July 30th. Also,
please submit one (1) 8 1/2 x 11 paper reduction of each revision, along with one jpeg, tif or similar
electronic file.
