Coppell Healthcare is showing 5'-0" screening wall (not parapet wall) around rooftop units. Evidently, to reduce costs, they are asking for this reduction in screening height on west and nodh sides to meet the intent of 12-33-1 (6)B. However this reduction would not meet the wordin~l of 12-33-1 (6) BJ. I am not what appeared on the CC approved drawings or was discussed at the hearings, so let me know what you think. For rooftop screening of RTU equipment - The screen needs to be the same height of the unit and screen it from view from all public right of ways and/or adjacent properties. We have our screening the same height as the topmost part of the RTU's and have screened them from the public right of ways (Sandy Lake and Moore road.) We also have done the same to screen them from the church lot west of the site and the daycare north of the site. We and working with the contractor to get the job within price and are looking at different areas where costs can be reduced. Is it allowable to reduce sceening along the west and north sides of the building? Or is it allowable to reduce the height of screening from the typical 5' in height to 2'-6" in height above the roof. Since the equipment is +~30' above grade level the site lines would never allow visibility of the units from the adjacent sites. The units would eventually be visible from a very far distance but not from the adjacent sites. Let me know, I can send a roof plan etc. if necessary. thanks Mark Diaz GSR Andrade 214-824-7040
