1. Need to extend sidewalk at Lot 3X, Block C to edge of
Lot 1, Block C
Contact Kemp Spears at 972-888-1330 to discuss
Oncor Energy Delivery easement requirements.
1. It would be prudent to loop the northern waterline. In
the event of maintenance activity, several of the lots
would be without water.
2. Include a note on the plat indicating that all medians
and common areas will be maintained by the HOA.
3. The Varience Request addresses the deletion of
alleys on a few of the lots however, alleys are not shown
for any of the subdivision.
4. Sidewalks are required per the City's Subdivision
Ordinance.
5. Include the proper street rights-of-way dedications.
6. Verify street widths and fire hydrant spacing with the
fire marshal.
7. Remove drainage and topo information from the
preliminary water and sewer sheet. Provide this
information on a separate sheet.
8. Drainage easements will be required between Lots
5 and 6, Block C, along Lot 10, Block C, and along Lot 2,
Block A.
9. All landscaping within Lot 2X, Block A must conform
to the city's visibility requirements.
Full 24' fire access road required per Coppell Fire
Ordinance. Entryway as well as island are not
acceptable as shown. In addition, if island is
reconfigured to conform to the Coppell Fire Ordinance,
no parking signs along the full length of the island and
adjacent curb will be required to be posted.

1. Need assurance that brick screening wall along
MacArthur will be same as existing walls.
2. Show detail of all signage.
3. Provide color board of brick, stone, standing seam
roof, etc.
4. Sidewalks are one foot off property line, not eighteen
inches.
5. Explain how stone wall along MacArthur will be
supported (piers how far apart?)
6. Check spelling on Sheet L-3.
7, Little Bunny Grass and Andorra Juniper not on plant
pallette.
8. It would be helpful to have the landscape plan and
site plan shown as one exhibit on one page, in addition
to pages L-1 through L-5.
9. Street names need to be changed to Hood and
Duncan Drives and Hood Court.
10. Lots 6 and 7 Block B need to add "15 foot
Fence/Building Line"
11.5 foot sidewalks along MacArthur and Samuel.
