CC appv'l on 7/8/03 ltr.COPPELL July 9, 2003 Mr. Jon Dostert The Holmes Builders 1406 Halsey Way, Suite 100 Carrollton, TX 75007 RE: Case No. PD-181R~ Bethel Road Estates~ Lot 1~ Block 1 Dear Mr. Dostert: This letter is to inform you that Case No. PD-181R, Bethel Road Estates, Lot 1 Block 1, zoning change request from PD-181-SF-12 (Planned Development-181, Single Family-12) to PD-181R (Planned Development-181, Single Family-12, Revised) to allow for a stucco finish instead of masonry as required in Section 12-11-5 of the Zoning Ordinance, on 0.863 of an acre of property located at 260 West Bethel Road, was approved by the Coppell City Council on Tuesday, July 8, 2003, subject to the following conditions: 1) The stucco method used shall be the ~"/three-step process over 4" CMU (Concrete Masonry Block). 2) One curb cut will serve this and the adjacent lot to the east. 3) A circulation plan that allows all vehicular maneuvering on the lots and not on Bethel Road (read: no backing into Bethel Road). 4) Provision of a landscape plan for this lot which locates 21 caliper inches (DBH) of trees as required in the original PD. (See Parks Department comments, attached). 5) Compliance with all other conditions of the original PD. In order to prepare an Ordinance, xve need to assemble appropriate documentation. In discuSSions with Tern/Holmes it has been detem~ine(I that 44 DBH out of the original 86 DBH to be remove~l, can f~w be saved. This changes the tt~e mitigation pla~ to I:)e the followir~g: 42 OBH to be planted to offs~ t~ 42 removed for development pdor to a cedlficete of occupancy given.
