Dear Mr. Dostert:
This letter is to inform you that Case No. PD-181R, Bethel Road Estates, Lot 1 Block 1,
zoning change request from PD-I 81-SF-12 (Planned Development- 181, Single Family-12)
to PD-181R (Planned Development-181, Single Family-12, Revised) to allow for a stucco
finish instead of masonry as required in Section 12-11-5 of the Zoning Ordinance, on 0.863
of an acre of property located at 260 West Bethel Road, was recommended for approval by
the Coppell Planning and Zoning Commission on Thursday, June 19, 2003, subject to the
following conditions:
1) One curb cut will serve this and the adjacent lot to the east.
2)
A circulation plan that allows all vehicular maneuvering on the lots
and not on Bethel Road (read: no backing into Bethel Road).
3)
Provision of a landscape plan for this lot which locates 21 caliper
inches (DBH) of trees as required in the original PD. (See Parks
Department comments, attached).
4) Compliance with all other conditions of the original PD.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 8,
2003, at 7 p.m. A representative for this case must be present at this meeting, which will
be held in Council Chambers at City Hall. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda packets

only those items that accurately reflect conditions as recommended by the Planning and
Zoning Commission. Therefore, please submit to the Planning Department three folded
copies of a Landscape Plan on or before 12 noon~ Wednesday~ June 25th. Also, please
submit one (1) 8 1/2 x 11 paper reduction, along with one jpeg, tifor similar electronic file.

The original tree mitigation plan for Eiethal Es~3tas called for 86 OBH to be plen~ed to offset the 86
removed for development prior to · c~tlficate of occupancy given. Each of the 2 lots was to have a
minimum of 43 DBH to o;;se/the tree removal.
In ¢liscus~ons with Ten'y Holmes it has been determined that 44 DBH out of the odginal 86 DBH to be
removed, can now be saved. This changes the tree mitigation plan to be the following:
42 DBH to be planted to offset the 42 removed for developmeM prior to a certificate of occupancy given.
Each of the 2 lots is t~ have a minimum of 21 DBH to off set the tree removal,
