RE: Freeport North, Lot 3~ Block 3 (Dexas), Site Plan
Dear Madam/Sir:
This letter is to inform you that the Freeport North, Lot 3, Block 3 (Dexas), Site
Plan, to allow the development of an approximate 167,093 square-foot
office/warehouse on 12.14 acres located at the northwest comer of Creekview and
Royal Lane, was recommended for approval by the Coppell Plamfing and Zoning
Conunission on Thursday, October 16, 2003, subject to the ibllowing conditions:
1) Consider modifying the east elevation to include additional
windows, as needed.
2) Submit sign rendering with dimensions and materials to be
used in accordance with the City of Coppell Zoning Ordinance.
3)
Submit for approval by the Engineering Department final design
details on the proposed left-turn only median opening. Indicate
dimensions, storage lengths, transitions, etc. Additional
storage may be required.
4)
Ensure that the curb return for the drive on Royal Lane is not in
conflict with the existing recessed curb inlet. The curb return
cannot begin within the pavement transition of the recessed inlet.
The date scheduled for consideration by the Coppell City Council is Tuesday,
November 11, 2003, at 7 p.m. A representative for this case must be present at
this meeting, which will be held in Council Chambers at City Hall. Failure to
represent this item may result in the denial of this application. City Council has
instructed staff' to include in its agenda packets only those items that accurately
reflect conditions as recommended by the Planning and Zoning Commission.
Therefore, please submit to the Planning Department three (3) folded copies of
revised plans on or before 12 noon~ Wednesda% October 29th. Also, please
submit one (1) 8 ~/2 x 11 paper reduction, along with one jpeg, tif or similar
electronic file.
