Dear Terry:
This lctter is to inform you that Case No. PD-176R3, Bethel Road Estates, Phase 11, zoning change from PD-
176R2 0'larmed Develot~ment-176 Revision 2) to PD-176R3 (Planned Development-176 Revision 3), to reduce
two lots to one to allow the development of one single-family home on 1.04 acres of property located along the
north side of Bethel Road approximately 120 feet east of Hearthstone Lane, was recommended for approval by the
Coppell Planning and Zoning Commission on Thursday, August 21,2003, subject to the following conditions:
1) On Zoning Exhibit, indicate with dashed symbol the property line and lot numbers between
tbrmer Lots land 2.
2) On Zoning Exhibit, add to PD CONDITION B "R" after "Lot 1" and "on PD-176R3 Site Plan"
after "...fencing as sho~2".
On Zoning Exhibit, remove from PD CONDITIONS E the "s" on "Lots".
4)On Zoning Exhibit, remove "Prop." from lots 15R and 16R.
5)On Site Plan Exhibit, add to PD CONDITION B "R" after "Lot 1".
6)On Site Plan Exhibit, remove from PD CONDITION E the "s" on "Lots".
7)On Site Plan, identify all structures (square footage, height, use, etc.).
8)On both Exhibits, indicate Hearthstone Lane as a 50-foot right-of-way.
9)Two points of access will be allowed from Bethel Road.
10) All conditions of PD- 176R2 (attached) be placed on Zoning m~d Site Plan cxhibits with the exception
of (F) acreage and (K) zoning.
1 i) Abide by other review agency comments.
The date scheduled for consideration by the Coppell City Council is Tuesday, September 9, 2003, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City
ttall. Failure to represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning
and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of all
exhibits on or before 12 noon~ Wednesday~ August 27th. Also, please submit one (1) 8 V2 x 11 paper reduction
of each exhibit, along with one jpeg, tifor similar electronic file.
