1. Only one driveway onto Bethel Road is allowed.
2. No structures, including pools or fences, shall be
constructed within the floodplain prior to submitting a
flood study indicating there will be no increase in the
base flood elevation and/or a Letter of Map Amendment
from FEMA.
3. Vehicles will not be allowed to back onto Bethel
Road. The driveway must be designed to allow for
backing on-site.
4. Reference is made to the finished floor elevations of
Lots 15R & 16R however, no elevations are noted on
the site plan.
5. Remove all references to Lot 2.
6. Preliminary engineering plans were not submitted for

1. ~.O.B. not correct on site plan.
2. Zoning immediately east of site is "C", not 'R".
Reflect current zoning on adjacent parcels/lots
also (Lots 15 and 16 of Old Coppel Estates are SF-9, for
example).
3. Holmes Builders does not own all property shown on
Site Plan, please correct.
4. Indicate with dotted line, former property line between
lot 1 and lot 2.
5. Condition E has typo regarding proposed height "OF"
not "PF" 35 feet..
6. Abstract information can be removed from 1.04
acreage plan.
7. Update PD conditions to reflect what is actually going
to be built.
8. This is now PD-176R-3.
9. Acreage figures do not track with one another.
Site Plan
1. Site plan is difficult to read--revise line weights.
2. Please re-orient plan so North faces top of page.
3. Is this builidng footprint accurate? Identif7 all
structures (square footage, height, etc.).
4. Accurately show Lot15R and 16R property lines.
5. Remove "Zoning" label from Parkland Dedication.
6. No structures (including fencing) is allowed in the
100 year flood plain.
7. One point of access will be allowed from Bethel
Road.
8. PD conditions need updating (there is no lot 2 now,
for example).
9. This is now PD-176R3.
