Comments
TH-1 units need to have rescue windows added to
second floor bedrooms to meet code.
Pool will have to meet all requirements applicable for
commercial pool construction.
Zoning Change Acceptable
1. See Scott Latta in the engineering office for utility
information and availability.
2. The monument sign at the entrance is not allowed
within the right-of-way unless the median is dedicated
as an HOA easement.
3. Relocate the right-of-way limits to remove the
on-street parking spaces from public property in its
entirety. A variance to the 50' right-of-way requirement
will need to be noted on the plat.
4. When platting, a 10' sidewalk easement around the
on-street parking will be required. This easement shall
begin 1' behind the back of the sidewalk and extend 10
feet.
5. Minimum pavement width for residential streets is 28
feet back-to-back.
1. All buildings to be equipped with an automatic fire
sprinkler system and fire alarm system.
2. A full 24 feet of pavement width is required at both
entry lanes.
3. On street parking can not impede emergency vehicle
access.
4. Section 503.1.1 of the Coppell Fire Code requires a
minimum of a ten feet wide unobstructed pathway
around the exterior walls of all structures.
5. A looped fire line will be required.
There will be a Park Development Fee of $1,285.00 per
unit.

2. bleed specific ownership of land NW of this request
and fronting on Coppell Rd. (your ownership shows
"$nyder"--there am at least 4-5 owners hem) and
delineate lot dimensions for each ownership.
3. Since this is a conceptual PD, please indicate where
Phase I detailed development will occur on site plan.
4. Need color board for sign materials and indicate size
of sign letters.
5. Typical front yards in TH projects are 25 feet, with an
average of 20 feet. Show calculations. All garage
structures must be set back a minimum of 25 feet from
r.o.w. State ali structure setbacks on all lots,

That is 1/2 way up gable, correct?
7. Show zoning on all adjacent properties as well as lot
ownership (see #2 above).
8. All structures (including those shown in recreational
area) must comply with set back requirements. What
do recreational structures look like?
9. Landscape Plan shows 2 trees in sign median,
Concept Plan shows 3.
10. Any consideration given to brick paver bands, brick
sidewalks, special street lighting, street furniture, or
other suggestions made in Old Coppell Master Plan?
