When the PD was approved by Council, the Container people showed a sign slightly larger than normally allowed by zoning. Because this is a PD, and the fact that Council specifically approved this sign, a permit for its fabrication should be issued. With regard to the attached signage, our calculations show it to be 229 square feet in size, slightly larger than the 200 square foot maximum, but less than the 600 square feet of multiple signage they could normally place on the building. Because, technically they are asking for less signage than permitted, the fact that this 229 foot sign would be placed on a facade 1900 feet long, and, again because it is a PD, under the provisions of Article 12-27-2 of the Zoning Ordinance, I recommend that the permit be issued. If you have questions, or if we need to discuss this issue further, please contact me at your earliest convenience February 16,2004 Mr. Matt Steer City of Coppell 255 Parkway Coppell, TX 75019 Dear Mr. Steer, Bob Rice of Duke Realty asked me to deliver the attached four (4) copies of the proposed signage (monument and building) for our new headquarters at 500 Freeport Parkway. With the three upper case letters at 60" and the remainder of the lower case letters at 42", our total signage square footage is approximately 230 square feet, which is very close to the sign code restriction of 200 square feet. We have done numerous studies on sign sizes, and given the scale of our building, we feel that signage any smaller would look too diminutive. Obviously, The Container Store is quite proud to be bringing one of "The Best Places to Work in America" to Coppell and representing our brand identity appropriately is important to us. We do hope that the City will grant approval of the building sign as proposed in the layout, incorporating our blue 'brand' letters. As you may recall, our monument sign as proposed was approved last year by City Council. We are very excited to be moving into our new headquarters building March 12, 2004, and are most anxious to get the City's approval so that we may release our sign vendor to fabricate and install by the time we move...which is less that a month away!
