Dear Mr. Jarrell:
This leUer is to inform you that Case No. PD-185R-L1 Co ell Industrial~ade °ip~' zoning
change request on 98.84 acres of property from PD-185-L1 to PD-185R-LI to attach a Detail Site Plan to

allow for an approximate o50,18 square-foot expansion to the existing 600,000 square-foot building on
Lot IR and the development of an approximate 952,094 square-foot office/warehouse building on Lot 2
located 50' east of Royal Lane; north of Bethel Road, was recommended for approval by the Coppell
Planning and Zoning Commission on Thursday, November 20, 2003, subject to the following conditions:
1) Technical and drafting revisions: (Sheet A. 1.0.0)
· parking counts need to rounded to the nearest whole number;
· the R-O-W. for Bethel Road needs to be corrected from 990 feet to 90 feet.
2) The elevations and location of the security house shall be as indicated on Sheet 5.1. l.
The port-o-potty shall be removed.
3) Revise Detail C on Sheet L3.0 to indicate that this landscape design will be required
for the middle entry features of Buildings l and 2.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 9, 2003, at 7
p.m. A representative for this case must be present at this meeting, which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application. City
Council has instructed staff to include in its agenda packets only those items that accurately reflect
conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the
Planning Department three (3) folded copies of only Sheets L3.0 and A.1.0.0 on or before 10 a.m.~
Wednesda¥~ November 26th. Also, please submit one (1) 8 ~/2 x 11 paper reduction of these two
sheets, along with one jpeg, tiff, pdf or similar electronic file.
