The Commission also requested additional information concerning the "middle-entry feature", including details, potential spacing and number, etc. It is also suggested that, if desired, additional information be provided on the guardhouse. Engineering- Teresa Turner 1. In preparation for the future improvements to Bethel Road, additional ROW dedications and temporary easements are needed. I have included the necessary documents to be included on the plat. Any ROW dedications will be credited to the roadway impact fee assessment. Halff has added the right-of-way dedication and slope easement to the plat. These will be dedicated when the plat is recorded. The temporary construction easements will need to be executed by a separate instrument. 2. Are you proposing to construct the storm drain system for Building 2 with the expansion of Building 1 ? As of right now, this is the way that it is shown. Hillwood is considering another option of associating construction of the south storm drain system with Building 2. The north storm drain system and detention pond expansion will need to be performed during the Building 1 Expansion. 3. Verify that enclosing the open channel within the existing 20' drainage easement will not decrease the capacity. The 20' drainage easements are not existing easements. They are not shown on the Building 1 Final plat, but they are shown on the original preliminary plat. These drainage easements will be dedicated by the new plat. The current open channel south of the future Building 2 was originally designed as an outfall ditch leading to the detention area on the eastern side of the site. For the future building layout, this outfall ditch will need to be filled in and the detention area extended to the north. It is difficult to determine what is proposed for construction - Building 2 AND the expansion of Building 17 How will the construction phasing occur? At this time, Building 1 Expansion and Building 2 will be constructed as two separate projects, with the Building 1 Expansion to occur first. However, both could be built simultaneously. 5. A firelane easement cannot overlap an existing drainage easement. The two 20' drainage easements are currently proposed. Will these easements need to be moved to avoid the firelanes? The name of the plat needs to remain Coppell Industrial Addition, and this plat needs to be titled Coppell Industrial Addition Lots 1R and 2, Block A, Replat and Final Plat, being a replat of Lot 1, Block A, and a Final Plat of Lot 2, Block A, of the Coppell Industrial Addition. Correct all references to the name of the plat on page 2. The plat has been updated to meet this request. 2. All easements (existing, proposed and to be abandoned), need to be appropriately labeled and consistent on all plan sheets and plat. Ail existing easements are labeled "(Vol. 2000200, Pg. 00669, PRD.CT.)". All proposed easements are labeled "to be dedicated by this plat" All abandoned easements are labeled "abandoned by this plat" 3. Will paving (fire lane and parking) be permitted over the two dra'mage easements? Refer to Engineering comment #5 4. Correct the spelling of Hillwood's Address and the typo's on page 2. All spelling corrections have been made. 5. Revise curve data table to be in alphabetical/numeric order. Curve data table has been separated from Line data table and put in alphabetical/numeric order.
