Tradepoint signage package!Ii H 1 LLWOOD INVESTMENT PROPERTIES A PE~OT COMPANY Comp~ Tr~d~.nnint Ru_~in~.~ P~rk_ OCT - 7 2003 Coppell Industrial Addition (Tradepoint Business Park) Comprehensive Signage Package General This document describes types and sizes of signage to be used at Tradepoint Business Park, including building wall mounted tenant identification signs, secondary signs, directional signs, address signage, etc. In addition to complying with the requirements of this comprehensive signage package, ALL tenant signage must be approved by the Landlord prior to installation. Any signs not specifically addressed in this document will comply with the signage regulations of the City of Coppell, Texas current at the time of installation. The attached exhibit drawing shows locations and graphic descriptions of the signs covered in this signage package. Business Park Identification Monument Signage No new monument signs are proposed in this signage package. The existing monument sign approved and constructed with the first phase of Building One shall remain. Tenant Identification Signage Tenant identification signs shall be mounted with concealed fasteners on the building wall and located in the indicated signage zones above or adjacent to the entrance to the tenant space as shown on individual building site plans and signage elevations. Sign graphics shall be limited to Landlord approved tenant Iogos, tenant name, and business entity only. The maximum height for each row of lettering (letters and numbers) shall be 24' unless specifically approved by Landlord; but in no case shall they exceed 48' in height. Graphics may be unlit or internally illuminated (No exposed light source will be permitted). Illuminated signs shall be individual channel letters and Iogos with minimum 0.080" thick aluminum channels and trim cap (color to be black unless approved otherwise by Landlord) with 1/8" thick acrylic plastic face (color to be approved by Landlord). All corners shall be continuously welded. Light source to be standard neon located entirely within the channel letter or logo with concealed ballast. Exterior raceways are not permitted. Wiring to signs to be run on inside face of wall panel with cored penetrations into each letter or logo. The size, color, and configuration of tenant Iogos must be approved by the Landlord. In no case shall the logo extend beyond the limits of the signage zones indicated on the attached drawing. Signage schemes are indicated for each of these configurations on the attached drawing. Tenant Identification Signage at comer entrances shall be located entirely within the signage zone indicated. The corner entrances are the pdmary entrances designed and constructed as part of the shell building. Primary signs shall be located within the signage zone indicated on the accent wall panel at the building corners as shown on the drawing. The total signage area for primary signs shall not exceed 200 s.f. (within the 300 s.f. signage zone) Tenant Identification Signage at middle entries shall be located at future entrances as shown on the drawing. These entrances are not part of the shell building construction, but will be constructed as required by future tenants. The location of these entries will be determined by the leasing activity and will be configured to accommodate the requirements of the tenant. The drawings indicate a typical condition for this type of entry. While the building modifications may vary due to tenant needs, the signage will conform to the criteria as shown. There are two different possible conditions at this type of middle entrance. One would involve a dedicated entrance for a single tenant as shown in Detail 2. Primary Tenant Identification Signage shall be located entirely within the signage zone indicated and shall not exceed 140 s.f. The second possible condition at a middle entry would be an entry shared by two tenants as shown in Detail 3. Primary Tenant Identification Signage shall be located entirely within the signage zone indicated and shall not exceed 65 s.f. Directional Signs All Directional Signs, except parking signage (for parking signs, see below), shall be in compliance with the City of Coppell sign ordinance. Graphics shall be limited to required text and directional arrows only. Text shall be 4" high (maximum) Helvetica font. Sign panels and poles (2" square tube) shall be galvanized steel, painted to match Sherwin Williams #SW2138 alkyd enamel paint (gloss). Graphics to be die cut black vinyl. Address Signage Address Signage: Each building shall have the street address located at the comer entrances. Street address shall be 24" high, %" thick, stud-mounted, black, milled or cast aluminum, Times New Roman numerals located as shown in Detail 1. Suite Number Signage and Business Information Signage Suite Number Signage: Each suite shall have signage identifying the suite number assigned to that space. Suite Number Signage shall be 6" high, adhesive-applied, die-cut white vinyl numerals installed on the exterior face of the glass transom above the primary entrance to the space. A typical condition is shown Detail 4. Business Information Signage: Business information signage, such as business hours, etc., may be installed as shown in Detail 4. Business Information Signage shall be limited to text only, in size and location shown, and shall be 2" high (maximum), adhesive-applied, die-cut white vinyl Helvetica letters / numerals installed on the exterior face of the glass adjacent to the strike side of main entrance door only. Tradepoint Business Park Comprehensive Signage Package Page 3 of 3 Dock Signage, Dock Door Numbers, and Exterior Personnel Door Signage Dock Signage: When approved by Landlord, dock signage consisting of functional identification of a dock area, such as "Receiving" or "Shipping" shall be permitted above dock doors. Graphics shall be limited to text only and shall be 15" high (maximum), black, aluminum, individual, Helvetica letters. A maximum of two such signs shall be permitted per tenant. Sign graphics shall be contained entirely within a 15" high x 15'-0" wide (maximum) area. Dock Door Numbers: Each dock door shall have a number mounted on the wall or face of canopy above the door as shown in Detail 7. Numbers shall be 9" high (minimum) to 12" high (maximum), black, plexi-glass, individual, Helvetica numerals. Door numbers and sequencing shall be determined by Landlord. Extedor Personnel Door Signage: Signs identifying specific reoms such as "Shipping Office" or "Fire Pump Room" shall be 4" high (maximum), black, die-cut vinyl, Helvetica letters applied directly to the doors. Parking Signage Parking signage shall be as follows: Handicapped Parking Signs: Signs to comply with Texas Accessibility Standards. Pole mounted H.C. parking signs shall be a 12"x18" standard H.C. Parking sign with additional "Van Accessible" signage where required. Poles (2" square tube) to be galvanized steel, painted to match Sherwin Williams #SW2138 alkyd enamel paint (gloss). Curb Signs: All curb painted signs shall be 2 %" high (maximum), black, Helvetica text ~ enamel paint on a 30" wide x 4" high rectangular background painted Sherwin Williams #SW2138 alkyd enamel as shown Detail 5.
