Dear Sir:
On behalf of the Owner, Hillwood Investment Properties, we are seeking site plan approval for the
above referenced project. Attached are the completed application form and drawings for your
review.
For this project, we are seeking Site Plan Approval for an expansion of the existing approved
Tradepoint Business Park - Building One at 980 Bethel Road and for a new, speculative
officeiwarehouse/distribution building (Building Two) in the Tradepoint Business Park. Building Two
shall be located immediately east of Building One. All elements of the site plan for the existing
building are to remain unchanged except, as shown, where necessary to incorporate the expansion
of the building and site.
Leasing activity may create the need for multiple tenants and the proposed building is not initially
configured to accommodate entrance and parking facilities except at the main corner entrances.
As part of this Site Plan Approval, in addition to the proposed initial construction of the building as
indicated on the Site Plan and Elevation sheets, this proposal also includes drawings (Sheets
A4.1.1 & A4.2.1) to gain approval to possibly construct future additional tenant entrances at
locations to be determined by leasing activity. This will entail the location of parking for
automobiles associated with future tenant entries in areas initially designated as truck court. It also
requires the construction of new sidewalks, stairs, ramps, landscaping, canopies, and recessed
storefrent entrances at the proposed location(s). Due to the need for flexibility to comply with the
requirements of an individual tenant, we are requesting this approval be made in concept and not
necessarily tie it to a particular location or precise configuration. We certainly can commit to the
materials, colors, design concept, and detailing for the entrances, but the exact location of any new
entrance would be dictated by the tenant's space requirements. Additional windows and canopies
may also be added depending on the prospective tenant's office size requirements. The attached
Middle Entry sheets depict typical entrance configurations for both buildings. The attached
Comprehensive Signage Package, along with Sheets A4.1.2 & A4.2.1, includes signage criteria for
the future middle entrances.
