NOTICE OF PUBLIC HEARING
The Planning and Zoning Commission of the City of Coppell will hold a public hearing on
Thursday, the 17th day of April, 2003, at 6:30 p.m., in the Coppell Town Center City Council
Chambers for consideration of Case No. ZC-613(CH) on property located south of S.H. 121;
between Business. S.H. 121 and Magnolia Park, a zoning change from LI (Light Industrial) and
R (Retail) to HC, for Highway Commercial uses, on approximately 114.7 acres of property. The
Planning and Zoning Commission may also consider any other zoning district, which is more
restrictive than that requested, including the Planned Development district. All interested citizens
of the City of Coppell and other parties of interest are invited to attend this public hearing and
participate in the same. Any citizen of the City or other party of interest may also express his or her
opinion concerning this request by letter addressed to the City of Coppell Planning Department, 255
Park~vay Boulevard, Coppell, TX 75019.

a uniform development plan. Preserving the "R' area will protect the value of the adjacent residences by restricting non-
compatible uses such as those outlined above. Not rezoning the "R' area at this time will create the opportunity for appropriate

Although we oppose the change as proposed, we appreciate the City's initiative. We support the rezone of the "LI" area to "HC"
but oppose the rezoning of the parcel now zoned "R." The rezone of the "R" area to "HC" if approved, would permit construction
of hotels, processing plants, temporary amusement facilities e~c. adjacent to the residential area where we live. Since "R" uses are
allowed within the "HC" zone, retaining the "R' zone for this area would not reduce the ability to develop the entire parcel under
a uniform development plan. Preserving the "R' area will protect the value of the adjacent residences by restricting non-
compatible uses such as those outlined above. Not rezoning the "R" area at this time will create the opportunity for appropriate
conditions to be included, if rezoning were to be proposed by the developer. This opportunity will enhance the ability to preserve
values of the adjacent residential district and views available from the adjacent City hike and bike trail. Iftbe proposal were
amended to rezone the existing LI zone only, we would be fully supportive of the zone change.

Although we continge to oppose such zoning, it certainly would be of help to us
if we could be assured by the City that such zoning will be applied to all nearby
lands in the vicinity--i.e., nearby lands would be zoned in like manner such that
no nearby property owner achieves advantages not commensurate with the restrictions
being imposed on us.
